            <description>hi, i am suppose to post this in &amp;quot;lawyer&amp;#39;s corner&amp;quot; however i found out that it has been closed and i did search but failed to find the new one. &lt;br /&gt;&lt;br /&gt;so i am posting here hoping that i can get the answer to my question&lt;br /&gt;&lt;br /&gt;i am currently planning to buy a house, and currently i am stuck with loan offered by two banks. one is islamic and another one is conventional. i might go for islamic, since the offer is better&lt;br /&gt;&lt;br /&gt;however, the lawyer i appointed for S&amp;amp;P cant proceed with the bank that offered me islamic loan package, simply because they are not panel to the bank and it requires some time to request for ad-hoc panel to the bank. &lt;br /&gt;&lt;br /&gt;i had no choice but to go with two different lawyers, one for S&amp;amp;P and another one for loan documentation. before this all the lawyers gave me quotation for both, S&amp;amp;P + loan documentation. the price is good. &lt;br /&gt;&lt;br /&gt;however can i expect a good discount for their service, if i request for just to proceed with loan documentation only?</description>

            <title>To buy a new property or ready built property</title>

            <description>Hi&lt;br /&gt;&lt;br /&gt;i notice that there are very few discussion about property in penang in this sub topic, however i would like some advice from property investor/owner who have experience, before i finalising my decision&lt;br /&gt;&lt;br /&gt;i am currently eyeing to buy a property in said area, Seberang Jaya mainland in Penang. Penang fella will surely familiar with this area. &lt;br /&gt;&lt;br /&gt;i am waiting for a new property that is yet to be launch, named Villa Primero Phase 2. it is Gated and Guarded 2 storey terrace. the price is yet to be announce and the launching might be (not yet confirmed) is in August this year. &lt;br /&gt;&lt;br /&gt;however i did not know much about the said property except that phase 1 is fully sold, currently on going construction (60-70% completed). for phase two they still dont want to announce the price, except that the sales person mention it will starts at rm500k minimum.&lt;br /&gt;&lt;br /&gt;however i survey around the area and found another property in taman sutera, nearby the area (within seberang jaya) and it is selling at rm450k. the good thing about this house is that it is just completed major renovation complete with furnitures and all electrical appliances that i just need to walk in and stay, no need to think about any renovation at all. it is two storey terrace too.. &lt;br /&gt;&lt;br /&gt;i need opinion, should i wait for the soon to launch villa primero, or should i just buy the unit in taman sutera?</description>

            <title>buying properties from developer</title>

            <description>I am eyeing to buy a house in penang (mainland). However when i try to find details about the developer it seems that they do not have track records of previous projects and futhermore when i try to look up for its name in rehda, it is nowhere to be found&lt;br /&gt;&lt;br /&gt;However i dont know whether they are reliable or not. At this moment i dont want to name them because it is unfair for them unless they are proven unreliable with poor proven records&lt;br /&gt;&lt;br /&gt;I need opinion from real estate experts about this. Whats the risk if i proceed with buying from them? And also did anyone have similar experience before? &lt;br /&gt;&lt;br /&gt;As for the project itself, it is on going construction already taken place.&lt;br /&gt;&lt;br /&gt;Please advice.             <description>hi guys, i would like some opinion on gaming platform&lt;br /&gt;&lt;br /&gt;this year i predict that i might have lots of extra time to spend at home. &lt;br /&gt;&lt;br /&gt;so i am thinking about having a gaming platform &lt;br /&gt;&lt;br /&gt;i am a working professional and i am not an avid gamer. but due to nature of job for this year will makes me spend more time at home rather than on site and office, so i think i should have some gaming that i could use to kill some time. &lt;br /&gt;&lt;br /&gt;basically i dont need some serious stuff, just something that i can enjoy for some time. &lt;br /&gt;&lt;br /&gt;my choice is between a high end pc, ps3 and xbox. which one should i go for? &lt;br /&gt;&lt;br /&gt;games that i am looking forward to play&lt;br /&gt;&lt;br /&gt;- some car racing simulator such as most wanted, gran turismo etc.&lt;br /&gt;&lt;br /&gt;- some adventurous games such as god of war&lt;br /&gt;&lt;br /&gt;- some arcade fighting game such as street fighter. &lt;br /&gt;&lt;br /&gt;- not a sport game fan&lt;br /&gt;&lt;br /&gt;i need opinion on which platform suit me best. please give your suggestion&lt;br /&gt;&lt;br /&gt;thanks.</description>

            <title>downlight bulb keeps on blowing</title>

            <title>annoying neighbour.</title>

            <description>Hi i just want to ask for opinions on problem i am facing right now. I live in apartment and my neighbour down stair are annoying. he just keep doing renovation. I am assuming he is doing renovation since he seems like cant stop knocking. everyday everytime he will knock. &lt;br /&gt;&lt;br /&gt;I took the liberty to met him and complaint but ended up in bad way. He refuse to gave up knocking and according to him &amp;#39;suka hati&amp;#39; him and he went further and insult me call me paria when i greeted him with salam, without even know that i am a muslim convert. &lt;br /&gt;&lt;br /&gt;So i complaint to management and they did went to talk to him but no use. He still keep on knocking.  According to him he is doing own renovation&lt;br /&gt;&lt;br /&gt;Can management allow resident to do own renovation taking their own sweet time? and if management cant do anything where should i turn for help now? i did call balai but they seems not interested to help. &lt;br /&gt;&lt;br /&gt;Is there any soundproof solution that might help to eliminate the noise due to renovation?</description>

            <title>leaking at PVC pipe joint</title>

            <description>i notice a small hole on my plaster ceiling in my bathroom. i open the cover (small hole on the plaster ceiling) to check and turn out the water is dripping from the cap of the PVC pipe (the white pipe) from the unit upstair. &lt;br /&gt;&lt;br /&gt;1. should i bother the owner above my unit to responsible for it? seems that the dripping is from the pvc pipe and not inside the ceiling itself. &lt;br /&gt;&lt;br /&gt;2. is it a quick fix and can be DIY? can i just buy a PTFE tape, open the cap and wrap the closure and put back the cap and tighten it. or do i need to call the plumber and handle it?</description>

            <title>question about possible</title>

            <description>I have a serious question and need guidance on what to do. My gas finish yesterday afternoon and it hold for about three months since my last replacement. Is this normal? For me that was quite fast. I am not heavy kitchen user. But i did hold a housewarming party during that time and lot of family member and quite heavy use during that time. &lt;br /&gt;&lt;br /&gt;Now the serious part is i can smell some gas while even when i dont use the stove. The smell not obvious, just a hint of gas odour. But i did use soap water to detect any leakage on hose and i ask the gas delivery guy to check. He told no problem. Is it possible of gas leakage and from where it leak? Who can i ask to check on this? The hose is clear type of hose, not the black rubber hose. Any difference? Hope u can advice to me on what to do.</description>

            <title>[wta] leaking pipe in kitchen wall</title>

Urgently need an advice on how to solve this problem&lt;br /&gt;&lt;br /&gt;My apartment was recently done major renovation, and today i found out that got leaking pipe at kitchen area. I found water on my floor and after trace out it happens the source from the pipe in the wall. To make matter worse the wall is behind my kitchen cabinet. In order to access the wall kitchen cabinet must come out first. &lt;br /&gt;&lt;br /&gt;I called indon that did the renovation since the piping was done by him too but he said he will came only when he have free time. The kitchen cabinet installer and the indon is a friend. I still have rm1000 balance to be pay to kitchen cabinet installer. I ask plumber and he ask rm400 to rectify the problem, all in. &lt;br /&gt;&lt;br /&gt;Who should take the responsibility for this? that indon? That kitchen cabinet installer? Or me have to fork out rm400 to repair?&lt;br /&gt;&lt;br /&gt;The kitchen cabinet installer still have not complete his job. He need to plaster back two hole cause by drilling during installation of kitchen cabinet, put sealer at wall partition (as part of kitchen cabinet), to put base cover for kitchen cabinet and that is why i still hold rm1000&lt;br /&gt;&lt;br /&gt;The indon meanwhile i already finish pay him since he already finish his job before. But now this problem occur. &lt;br /&gt;&lt;br /&gt;I really hope fast response on what to do next. Please help. Thanks</description>

            <title>distance from bentong toll to karak toll</title>

            <description>Hi. i need a quick explaination for this problem&lt;br /&gt;&lt;br /&gt;I was travelling back from kuantan to penang and i used east west expressways. For those who familiar with this highway please suggest explaination on this situation&lt;br /&gt;&lt;br /&gt;Back from kuantan i need to pass closed toll (take card, go in and when out need to pay) and another toll that is karak which is open toll (need to pay rm3). &lt;br /&gt;&lt;br /&gt;My question is what is the distance from the last toll from closed toll to karak toll? &lt;br /&gt;&lt;br /&gt;What happen to me was when i out from the closed toll, time recorded is 1730 and when i arrive at karak toll time recorded was 1732. It was 2minutes differrent, which my boss inquiry me. It was for my claim.&lt;br /&gt;&lt;br /&gt;Seriously i think the time is not accurate. But any other better explaination?</description>

            <title>is becoming doctor promise a better life?</title>

            <description>i hope i am posting in a correct section&lt;br /&gt;&lt;br /&gt;my sister recently starts her housemanship in government hospital. her grade is UD1-1 (equivalent to UD41) according to new SBPA scheme. im not sure about what is her starting pay, but i assume it would be around rm4-5k figure. &lt;br /&gt;&lt;br /&gt;my question is that sufficient enough to live in malaysia? with property price shoot up and increasing of price of everything, can she survive? i am sure becoming a doctor would means future are tightly secure. but can my sister manage to buy a decent house for herself later? &lt;br /&gt;&lt;br /&gt;this come into question since my father insist her to buy a vios as her first car. (this is not discussion about car). we come from a poor family and now everything change when i successfully become a senior engineer securing a 5digit salary per month. and now she finished her study and doing her housemanship. my father so happy about it and he wants my sister to buy a vios as first car. i am against the idea and suggest for her to built up her savings. she is currently stays with my parent, and hospital is nearby (around 7km). &lt;br /&gt;&lt;br /&gt;my suggestion to her is to use my father&amp;#39;s waja, since she is still green in driving a car. it is for her to get use to penang&amp;#39;s driving condition first. furthermore, if anyone familiar with road condition around penang GH, and for her to frequently travel there, you will know it is not a good idea for her to drive around with brand new car. no one&amp;#39;s using that waja FYI, my father use his motorcycle all the time, only when we went outstation he will drive that car. &lt;br /&gt;&lt;br /&gt;i told my sister it is important for her to built up her saving first rather than serving loan to bank in celebrating her first step into her dream career. with saving she can think about buying a better house in the near future. she dont have to pay for any loan, and dont have to pay for rent, with clean salary she might be able to save more. &lt;br /&gt;&lt;br /&gt;but my father still insist of getting a new car for her. why buy now since she could wait for another year and perhaps go for more exciting car in the future? seems that they wont listen to me. &lt;br /&gt;&lt;br /&gt;i am curious, am i wrong in giving such advice? or is becoming a doctor means she have way to much money she dont need to worry about securing a property now for her ownself?</description>

            <description>i just want to ask a question. is it true that income tax for goverment civil servant only calculate based on their basic salary? whilst all of their allowances (COLA, house, uniform, critical, entertainment etc etc) are not touched at all and 100% into their pocket? say a officer with rm2.7k basic salary with rm7k allowances will need to pay income tax calculated based on basic pay only, while at the same time rm7k cash left untouched goes into his pocket every month..&lt;br /&gt;&lt;br /&gt;i dont know how true is this, this is something new to me.</description>

            <title>problem with landlord</title>

            <description>My friend actually will end up his rent this february (end of the month) and according to agreement final month will need not to pay and landlord will take one month deposit as payment.However my friend mistakenly bank in the rental for february and now he already alert the landlord and requested her to refund back the money. She will return the money upon surrenderin the key and if any things that need to be fix she will deduct from the money. &lt;br /&gt;&lt;br /&gt;My friend disagree with it as it is not in the agreement at all. And fyi during tenancy period the house was sold to current landlord, and my friend did rent out from previous owner/landlord. And according to current landlord the she did not took the deposit from previous owner, however she did agree to my friend not to pay for final month, which in agreement the deposit will be render as the final payment. &lt;br /&gt;&lt;br /&gt;Now another problem which occur about how this fiance of landlord raise up voices and ask my friend to get out of the house immidiately, which is impossible and improper since he is a family man with wife and child. I was there when this inciden happened and i am not happy the way my friend was treated.&lt;br /&gt;&lt;br /&gt;My question is&lt;br /&gt;&lt;br /&gt;1. Is it proper for landlord to deduct the money which was mistakenly bank in by my friend? Isnt it right for her to return back the money&lt;br /&gt;&lt;br /&gt;2. About the threat from her fiance, what should we do to deal about it? He did not said anything obvious like wants to beat up, chop off etc but he did raised voices and intimidate and challenge my friend. &lt;br /&gt;&lt;br /&gt;3. Please advice on how to deal with this whole scenario. If anyone have opinions on this please share. Thanks.&lt;br /&gt;&lt;br /&gt;</description>
