Is leasehold subsale condominium ever worth it?

Hi, I would like to seek advice and opinion from you experienced property investors.

I'm looking to purchase my first property for investment and since its meant for investment and not for my own stay, I was favouring purchasing a condo unit.

I've been searching around and find Kota Damansara to be quite interesting and I'm keenly looking at some subsale condos in that area.

I basically have 2 questions:

1) All of the condos available for subsale I've found in that area are leasehold with around 90ish years left to go. Is it even worth it to buy subsale?

I was thinking if I buy a unit at RM550psf and plan to dispose after 5 years (0% RPGT), that would mean it'll only have 80 years left on the land. And I find it hard to imagine people then would want to spend RM700 or more to buy that kind of property.

What do you think?

2) As I'm not native of KL and I work in another state, I'm basically unsure about the potential areas to start looking at.

Kota Damansara attracted my eye because of the future MRT and the malls (1Utama, The Curve) and the vibrant retail and residential area.

I would appreciate if anyone could give any further areas where I can investigate further.

Thank you all so much!

CANON MX347 DLINK DSL2640T - Set up fax & Streamyx

I've recently purchased a Canon PIXMA MX347 printer, scanner, fax machine. I want to share the fax and streamyx on the same telephone line.

My current setup is the main telephone line goes to the Dlink splitter. The DSL output goes the the 2640 router, and the Phone output goes to the fax in PIXMA.

Everything is working fine but except for the fax function. I'm unable to send and receive fax.

For those who have tried setting up fax and streamyx on the same line, is my wiring configuration correct? Any advice?

HLEbroking question

I'm currently using HLEbroking for my trading on the KLSE.

Those who use any of these online trading services would know that we can see the number of trades and shares executed for each price at each instance. For a sell transaction it would be naturally RED and a buy transaction GREEN.

My question is, how does the system determine whether a transaction should be RED or GREEN?

For example, for every queued SELL order to be executed, there must be an opposite BUY order, only then these 2 orders will be matched then it's considered a transaction.

In that case, how does the system qualify whether this transaction was a SELL or BUY? Shouldn't it be neutral or JUST a transaction?

It may seem a dumb and irrelevant question but I think it matters because I think this more or less gauges the selling/buying pressure for a stock, besides viewing the queued order quantity.

So any ideas?

Seeking advice on my workout routine

I've decided recently to keep myself in shape. I'm around 167cm, approx 72kg. I'm not fat but do have a small belly and man boobs.

My goal is simply to keep myself in shape, probably build up my chest and flatten the belly. 6 packs maybe later, I don't think I have enough motivation to d0 that at the moment.

This is what I currently do:

------------------------------------------------------------------------------------------------
I wake up at 6am and jog around my condo.

Honestly I don't like jogging coz it's boring, so I'm starting slow, 5 laps. I reckon maybe less than 1km? I'll run abit, then walk to catch my breath, then continue running again. I hope to start slow then slowly ramp up so that I wouldn't give up.

Then before I head off to work, I have a couple of slices of wholemeal bread and 3 in 1 coffee.

Lunch I'll try to have economy rice, with meat (often pork) and veggies. Of course sometimes I still have fried rice and those other oily fried noddle stuff.

Dinner is more or less the same as lunch. But sometimes if I'm lazy I'll just take the wholemeal bread.

Either before or after dinner I'll go swimming (breaststroke), 10 laps (to and fro). My condo's pool is those rectangular size one. I swim the long distance one of course.

Then either before swimming or I go to bed, I'll do some crunches (20 times).

I try to follow this routine every weekday. But on average I do this 3-4 times a week.
------------------------------------------------------------------------------------------------

I used to skip meals, then I read here that it'll slow down my metabolism so I try to avoid that.

I can't afford to spend any money on equipment or gym like that.

Any advice you can give me on my routine?

At this pace, based on your experiences how long you reckon I should see some results? Because I don't want to waste my time doing the wrong thing then end up wasting 3 months of my time and give up eventually.

Thanks guys.

Hi guys. I want to create my own graphics (GIMP) and print it in 5R. I know the dimensions of 5R is 5" x 7". Will the picture come out properly if I create my graphics in that dimension?

What are the other settings?

FYI, the graphics I plan to create consists of a series of photos and some wordings with some light background colors.

Drive not ready. System halted

My PC was still running ok yesterday. This morning when I turned it on I got this message Drive not ready. System halted.

This is what I did:
1) Tried recovery with Windows XP installation cd --> Couldn't detect hard disks
2) Entered BIOS --> Found both my DVD roms but couldn't detect both my hard disks
3) Swapped IDE cables between DVD rom pair and Hard disk pair --> Same
4) Swapped power cables between DVD rom pair and Hard disk pair --> Same

The thing is a day before I shut down my PC, my friend used his thumb drive on my PC and I saw this Virusmawar.js right in front of me in the thumb drive. I deleted it as per normal and I didn't have the Virusmawar mengganas message like the others.

Is it possible that this Virusmawar caused my hard disk to be undetectable? What are the other possibilities that caused this failure?

What are the other action I can take to revive the PC?

I'm running Windows XP SP1 (it's an old PC)
2 Hard disks
2 DVD roms

Hi guys, i've been searching in the forum and i noticed Linksys WRT54GS seems to have quite good feedback (due to the DD-WRT reflashing i think? don't know what's that).

Anyway, i'm looking for a router+modem to replace my Aztech DSL3100R. Can someone recommend a similar model to WRT54GS but non-wireless? I don't need wireless so maybe i can save some $$ there. Any ideas?

I'll be using mostly for BT, Xunlei etc..

Hi guys, currently at my company i'm involved with a programming project which i rely a lot of forums and discussion boards to help me. But the problem is that my company's server blocks us from acccessing such sites which to them is under the category of Blogs&Discussion Groups.

I understand there are websites where i can route my url and hide it from the servers and bypass such detection. Does anyone know the website?

Many thanks.

Data extraction (from Excel) & analysis

Problem statement:
I have a couple of Excel documents loaded with data (Item name, with multiple attributes, numbers) which is in need of sorting and processing. Now, the current practice is that the user manually compares 2 or more of these documents and performs his/her calculation. I believe this process can be automated by passing these Excel contents as inputs to a program, crunch the numbers and have the output calculated (preferably back into Excel format). Note that, each Excel document might contain up to thousands of lines of data.

I have asked around some of my more programming savvy friends and they have recommended either C# or VB.NET. The key here is to reduce complication and development time but also have a fast enough language to process the huge amount of data entries.

I appreciate if any of you have any comment on this problem. Thank you.

PS: I do not have any prior programming experience with either language and i have set myself a development timeframe of 4 months (inclusive of learning the language & implementation)

Hi guys, my housemate uses an IBM Thinkpad to log on to our wireless using (Dlink 2640T wireless router-modem). My PC also uses a Dlink wireless adapter USB to connect to the same wireless network.

Now, i have no problem getting connected to the network. However, my housemate's Thinkpad have problem connecting and acquiring the IP address from the router (192.168.1.X). His laptop normally does not have problem connecting to other wireless networks automatically through automatically acquiring IP address.

Are there any settings i'm suppose to tweak at the 2640T router?

(Note: The laptop is able to detect the network and connect to it but the status is always acquiring IP addres)

Windows NT scheduling question

I hope there are guys here who are familiar with Windows NT. This is related to something with the computers at my office running Windows NT 4.0

I want to perform automatic backup for certain critical data for these NT workstations. I'm currently trying to backup using the software SyncBack by 2BrightSpark. When i tried the software under Windows 2000, the scheduling option works fine, the scheduled job is logged under the OS's own Scheduled Tasks (Control Panel -> Scheduled Tasks)

When i try to use the schedule command in the software, the following error pops up:

"The scheduling agent service COM object is not installed or registered. Please note that Windows NT does not include the scheduling agent service COM object"

1) How do i solve the above error?

-------------------------------------
With these Windows NT computers there is not specific GUI for job scheduling, thus next i'm forced to use the AT command. I first created a batch file (Backup.cmd):

"C:\Program Files\2BrightSparks\SyncBack\SyncBack.exe" -m "Software backup profile"

The batch file works fine when i double-click it on the desktop, the SyncBack program is called up and the 'Software backup profile' defined in the software runs automatically. However, when i try to add this batch file into the AT function under command prompt:

at 17:00 /interactive /every:W "c:\Backup.cmd"

When the clock hits 5pm, the batch file does pop-up showing it is executed, but the software does not start.

2) What is wrong with my AT command?

------------------------------------------------------

3) Alternatively, can anyone suggest at simple yet reliable task scheduling software i can install for my NT workstations without going through all these complicated commands?

Many thanks.

Web hosting for online business

Hi all, i hope this forum is the suitable place for this question and i hope you guys there would share your valuable experience or comments with me.

I'm considering of starting an online business by joining affiliate programs. The main goal isn't to make money (although i hope does) but it's to try my hand having fun creating a website, i don't even mind if i lose money the first time.

I believe many of you guys here might have experience of maintaining a website. I would like to know"

1) What should i be looking for a web host which would be suitable for e-commerce and what are the qualities/ services should the host possess for e-commerce expansion in the future?

2) How do i get my website to accept Paypal and Master/Visa credit card payments? And there's this thing about SSL certificates which proves that your website is safe, how do i get it?

3) How much bandwidth is enough? 5000mb sufficient? Please give an analogy.

I guess these are the questions i can think of for now. Appreciate you guys help and advice.

Calling users of Aztech router modem DSL3100R

Hi guys, i have some questions regarding DSL3100R hope you guys can help.

I have previously updated the firmware to the only version available on Aztech's website 32.4.4-01. Due to some previous problems, i have resetted the router.

Now, i occasionally face the problem whereby my router just stops transmitting despite the DSL and PPP lights on. This problem used to occur when i just bought this router however after updating with the firmware 32.4.4-01, it stopped.

Now, after my reset when i try to update the firmware to 32.4.4-01 it always says it's the same version and no file transfered. The displayed version of the firmware on the router is 32.4.4.

So i would like to know from you guys have already updated your firmwares to 32.4.4-01, what version does it display in your router? 32.4.4-01 or 32.4.4?

I checked my router modem and find my DSL light on (meaning the line is ok) but the PPP light off.

What does this mean? Is the problem with Streamyx or my router modem or my settings (which i did not touch)?

Q2)
Another thing, for my router modem what is the proper setting for the Protocol, VPI and VCI for Streamyx? I'm using Aztech DSL3100R.

Thanks guys.

Hi guys, i have this problem with my connection. With my Bitcomet i can achieve dl speeds of up to 50+KB/s, i know it's not great but it's decent by my standard.

However, my browser (Mozilla) are always slow in loading (not all, but most) websites. Even if i have closed my BC it's still the same.

Any clues?
