As regard to the authorized draftman by Majlis Perbandaran Selayang (MPS), how could we ensure the draftman/artichet who we appointed for the permit application is genuine that he is not selling the copied pelan but will submit the actual pelan that belong to our actual extension ?

How will an approved permit for house extension from Maljis Perbandaran Selayang (MPS) looks like ?
Will it bear with any stamp ?

My queries are about the permit application with Majlis Perbandaran Selayang (MPS):

1. How can we prevent ourselves from being cheated ?

I heard some sayings that some officers inside MPS has access to the drawings at MPS and they would sell the drawings to any applicant who approach them. An officer wearing the uniform sitting at the OSC counter indicated that he could "help me to apply" when i went to the counter at MPS for inquiry, he didn't direct me to the 6th floor of building after the inquiry. I asked him a very critical question about the payee's name that i should issue when i pay for the application, he told me paying to him.

Another case i heard was that the drawing submitted by the architect on our behald may not be applicable to our renovation which we had communicated with .Most of these authorized architects charge total fee about MYR 2K ++, some will include MPS charges and rubbish disposal deposit of MYR500. 1 of the MPS charges is calculated based on the total area subject to extention and/or renovation, thus they may not submit the drawing reflect the actual extended /renovated area in order to pay lessr fee to MPS when they collect a lump sum of fee from us.

I have engaged 1 of the MPS authorized architect for the drawing plan and submission, he charge me a lump sum fee, inclusive of MPS charges and MYR500 deposit. I had paid him MYR300 as initial fee, i need to pay him another MYR1600 when I sign the plan drawn for submission. Then I need to pay the balance of MYR400 when he get me the approved permit of MPS. He act profession and familiar when he took picture from my new house, his name at the name card given is within the authorized list with MPS.

Compared to other architects i inquired before, they need about 2 weeks to have the plan drawn, but he told me his plan will be drawn in another 2 days. Before I met up with him, he always unable to answer my calls which have been made for several times for almost a whole day. He called me back the following day, but then this happened when i need to call him again at 3rd day.
I worry he will run away with MYR1.75K i pay, how can i prevent this before the submission ?

Should I follow him for the submission ? Will this ensure him not acting how could i prevent him from getting me the permit with smaller extended area at his drawing compared to actual extension ? I am too busy for this .

2. Any idea what is the total MPS charges for application with archtect's drawings required, including MYR500 deposit for rubbish dispoal?
If the total charges and deposit to MPS are approximately to MYR1.2K or more, Engineer fee for the drawing that the architect need to pay his partner cost about MYR500. is it reasonable that he only earn about MYR600 for the total fee of MYR2.3K fee he charges ?.
