[WTA] Deceased co-owner name change

Situation:
In 2017, my dad passed away. He and my brother joint name for a home loan and signed the S&P together as joint ownership as well. My dad put in the house down payment while my brother will service the loan. My brother is a good paymaster and have not default any installment since day 1.

In 2017, we did not inform the bank that he has passed due to lawyer advise. There is MRTA insurance tied to the home loan however, the policy beneficiary is my brother and not my late father.

My late father’s will was executed in the way that my mother will inherit all assets and debts. My mom has been able to get all the other paid off property to change name over except this joint loan/house ownership. The Grant of Probate was also issued to my mom already.

To the bank, my dad is still alive.

What I want to do: Restructure the loan to enjoy lower interest rate and tenure which will require both joint owners to be present at the branch to authorize.

What I worry: After informing the bank, the bank wants us to settle the full outstanding amount before anything can be done or any other legal action towards my family.

Need /k advise on how to go about this sticky situation. Will be happy to know if my worry is invalid.

I was experiencing minor engine jerks when stopped at traffic light / stop and go traffic since last month. (RPM fluctuating between 800 -1000 RPM)

Went to my mechanic today and he did a throttle body service. Saw him sprayed those foam thingy into the throttle bore directly and rev at 3-4k rpm.

All is well after that.

Hours passed and the engine cooled down. went to start my car to get dinner and I noticed the engine jerk seriously after starting up. Fluctuating between 300 RPM and 2k RPM. This goes on until the engine temperature has gone up to normal working temp. Then the engine is smooth afterwards.

anyone knows what's happening to my car? I'm driving a 2012 toyota altis.

WIRING QUESTION [urgent]

i'm diy-ing my outdoor lighting right now.

Can you please advise if my wiring diagram is correct? i've tested it once and section B seems to trip the circuit. Section A and E alone seems to works fine.

Hi guys, I decided to light up my small lawn area which is very dark at night. I already bought those pillar light which shines in one direction one. Something like this.

I have an unused waterproof 13A socket at the side and therefore decided to do the wiring myself.

Here's my plan.

Section A: I'm planning to use those half moon wiring duct to conceal the cable. I dont want to hack the tiles.

Section B: This section is underground. My plan is to use the basic 3/4" white PVC conduit to protect the cable underground.

Section C: Right now, I can't find any suitable nice conduits to conceal the cable when it rise from the ground. My plan is also to use the half moon wiring duct to conceal it along the path till the termination at the light itself.

Section E: This section is underground. My plan is to use the basic 3/4" white PVC conduit to protect the cable underground. This cable is for a small floodlight to shine the plant.

My questions are,

1) Does section C needs to be in conduit? If not, can I just run the cable along the underside of the wall with wall clips to the lights?

2) What type of wiring is needed? The lighting shop guy ask me lay armoured cable which I feel is too high cost.

3) Any concerns which I need to be aware of?
