when i tried to help my parents to pay cukai tanah, below error occured, any ideas why please?

then i ask my dad, he said mom doing some transactions with law firm to change land title from leasehold to freehold ? which i quite shock but hmm

does the error occur if land title changing from leasehold to freehold?

Conversion of Leasehold to Freehold

Would like to ask the process of converting leasehold title of landed terrace house in KL

loan fully paid, leasehold title with my parents.

recently neighbour introduce lawyer to do conversion from leasehold to freehold and ask anyone who is interested can start engaging lawyer to do the necessary

my dad signed few documents today afternoon at home and when ask what is the documents for

lawyer said is to appoint the legal firm to fight for court case to get court order to convert land title,

then after obtained court order, need to give original title to the legal firm to submit to gov to convert to freehold, lawyer say that at one time cannot have 2 titles (leasehold and freehold) to exist therefore need to submit original leasehold title to gov

after 3-4 weeks, gov convert to freehold, and then can collect freehold title

no payment needed until receive the freehold title,

is it legit ? so easy ? no payment required till everything is done?

or scam ?

dont want to see my parents lose the house they worked so hard to pay off.

however the stock motor is not strong enough to turn the gears continuously

therefore i am looking at other motor that hopefully can turn the gears continuously , saw from shopee there is a mini motor that has this as power connection, question is what product should i connect this cable with in order to provide power?

How to fix these gaps in kitchen cabinet

hello

did kitchen cabinet renovation at new condo back in June 2023,
all seems ok for the first few months

then gaps started to appear last month as attached photos between the wall tiles and kitchen cabinet

and gaps from the installed quartz stone

what can i do / buy / use to prevent further bigger gaps in the future please?

anyone knows what they doing blocking 2 lanes of east west link expressway from taman connought towards mid valley (near petronas / shell )
since dec 2022,

that place i know prone to accidents after they demolished the tolls, but only recent years they modified the divider, now close 2 lanes, sumore draw yellow lines , means gonna close for another few years?

same like eko cheras mall, closed 2 lanes, omg so jam, also draw yellow lines, haihz

currently the loan is 100% under my name
but condo joint name 50 % / 50 % with gf

VP in Dec 2022 and would like to change to 100% ownership under my name, spoken to legal firm, they are ok to do so , developer approves, but ask to get permission from bank, however when i enquire from the bank on approval to change the ownership to 100% my name, they reply as below

Following up to your concern pertaining change the home ownership from 50% / 50% to 100%, regret to inform you that the Bank is not able to accede since the security is still under Assignment whereby Strata Title has yet to be issued and Bank charge has yet to be created.

means what ya? sorry dont understand all the terms, any ways i can do now please? wait strata title then request from bank again?

Click sound when shift to gear 5 (manual)

good evening car experts,

would like to seek opinion for below issue :

Car : Myvi 2010 1.3 (manual)

Issue :
-Started right after sent for routine maintenance, also change gear oil in late May 2022. Whenever i shift gear to 5 or reverse, will hear a minor "Click" sound (50/50), sometimes no sound. Only towards gear 5 or reverse, other gears no issue. Never have this sound all these years, first time encounter.
-no issue with acceleration, going uphill
- when press clutch to change gear, also no unusual sound

Called to perodua service centre (past 12 years using same SC), describe the issue and she said maybe is clutch plate worn out.

-Went to check at same SC, left my car 3 hours, no news, i called back and they said will check on status, half hour later call back and say need change entire gear system? Clutch plate, cover, flywheel, and need to leave the car there for at least 1 week ?? wth lol, what they gonna do, day 1 take out gear, day 2 take out some parts, then day by day replace the parts?

then i ask, why only gear 5 got sound, other gears no sound, she just said, oh when clutch plate got problem, the first symptom will be gear 5, then slowly move towards gear 4,3,2,1. true ka ?

quoted me RM 1300-RM 1500 to change.

anyone experience same issue with clicking sound when change to gear 5 / reverse only ? hmm , changing those parts need 1 week and rm 1500 ?
