RITZE 2 PERDANA

HI anyone out there can enlighten me regarding the management and maintenance of Ritze 2?

I'm planning to get a unit 849sf for own stay. However i noticed the maintenance fee has gone up to RM0.35 plus 10% for sinking fund. Plus Gym is not functioning well. Not sure about the rest of facilities. Although the pool looks good.

Any comment on the occupancy rate? maintenance? and why the maintenance fee is so high?

METROPOLITAN SQUARE VS MONT KIARA OLDER CONDO

HI ALL SIFUS,

I would like to get opinions from sifus regarding the above two condos/areas.
I am single, planning to get a condo to stay, which will also has good investment value, i.e good capital appreciation and rental income (in case I move out later on). Budget around 600K. Working near Jaya One.

Im currently considering

i) METROPOLITAN SQUARE completed condos units (about 550psf for units 1000-1200sf)

ii) older MONT KIARA condo , i.e - Laman Suria, Bayu, vista kiara. (comparable price as above)

I would appreciate all kinds of opinions and expertise..
which one would command a better capital appreciation or rental income in the coming 3-5 years?
which one is better for own stay?
