Recently i visited few sales gallery and some developers are offering referral fees for existing buyer. I'm wondering how can a new buyer enjoy this referral fees discount if he/she doesn't knew any existing buyer. Normally the buyer and referral will share equally the fees. Can the new buyer find the existing buyer which is a complete stranger to him/her to be referral? How if the stranger do not give back the new buyer share as agreed? Is there any win win method? Please share...

Lawyer Fees - Loan Agreement

Hi,

Recently i had purchased a property (Aug 2014) and i requested the bank lawyer to give me quotation for the loan agreement. Upon received the quotation i requested for discount and i was given 20% discount. But the catch is i need to give full payment first and they will return the discount to me later (2-3 weeks). Their explain were "this is company policy" but i never encounter such thing before. In my previous encounter the lawyer will give me the final price with discount. Simple and straight forward.

Then i look back at my quotation and it turn out to be profoma invoice. There is a fine print stated "Persuant to Sect 5 of the Solicitor's Remuneration Order 2006" interest at the rate of 8% per annum is chargeable on all the outstanding sum after expiration of one (1) month from the date of this invoice". Today is exactly one month. will they charge me? All i'm asking is just quotation but i got an invoice instead.

Today they called me telling me the loan documents are ready. I feel uncomfortable to pay full amount and considering to change lawyer. Do i still need to pay for the lawyer fees? since the documents are ready. Nothing has sign yet at the moment.

Hi All,

Recently i received call from bank offer me cash based on my credit card limit. Initially the offer interest is around 8% which is high for me so i reject it. Then she counter with 3.8% but minimum loan is 20k. So the question is shall i take the loan? because i'm thinking to reinvest it in FD (bank rakyat 1 yr FD 4% interest) or downpayment for houses or shares.

- I do not need cash at moment
- If i take the loan i can repay the monthly repayment

Do anyone take the loan to reinvest? Can share?
Will the loan take up housing loan quota?

My friend was planning to rent a retail shop however the management has requested a loading certificate with a professional engineer stamp. But he do not know what is the format of the loading certificate and how it look like. He requested the format from the management but the management do not have it and the submitted loading certificate by the existing tenants are consider as P&C. anybody can give the sample or guide me on this so i can help my friend. thank you.

Interest charge on late payment

I bought an apartment last year and signed the S&P on the September 2011 then loan approved in 30th October 2011. Then the developer claim the money on mid of January 2012 but dunno why the bank only release the payment on the Febuary total late of 26days. Now the developer charging me interest for late payment so i want to ask who shall pay for the late interest charges? Bank or me? any sifus can help? I want to know it before start nego with bank. (my loan bank is CIMB bank)

Will you request a recommendation letter from your company/superior before you leave for a new job? Is it important for your future interview and increase your bargain power? For my situation i will be leaving my current company which i work for a year and my performance is average. Do you think i should request for a recommendation letter? My concern is :

1) i work the company for merely 1 year,
2) my performance is just average (normally recommendation letter must write good good one)
3) i had my new job so the recommendation letter may only be able to use whem i'm leaving the new company.

I passed by Jalan Bkt Kemuning heading Taman Sri Muda just now... got a chinese gal sit on top of the bridge wan komit suicide then got 2 indians wan to persuade her not to... 1 of the indians on the phone and seem calling the police... Then i call 999 and the police can immediately refer my surname... '"Ya En. XXX boleh saya bantu? they can track who is calling if the caller use handphone? then the police told me they oledi received the report so i hung up.... got any /k/s are there for update?
