First time apartment/condo buyer ask for advice

Hi, first time buyer for an apartment. Hope you don't mind noob questions. If this is not the right place to ask for advice, feel free to close it. Thanks in advanced.

Am confused with definition of low density/high density apartment/condo. Built on 2.36acres, consists of 2 towers, 14 floors of residential with 10 units per floor, so total 280units. Is this considered low density or high density?

One of the feature is roof top garden. Function rooms and barbecue pits are located on the roof top as well. Management informed that access to roof top is restricted only to those who rent the function room or barbeque pit. So not normally accessible by tenants. Is that a normal practice? Management cited concern with "security" with unrestricted access. (Project yet to be launched though so maybe still subject to changes?)

Am thinking about the top - 1 floor. Unfortunately it's facing the pool/facility and towards to other tower. Distance from balcony to the unit at the opposite tower is ~33m, is that considered too close?

While it is in principle located in a residential area, but on one side there are a number of auto workshops (residential type). Am worried about smells and sound, example from the soldering work, or paint spraying, been around the area surveying but mostly at night, which seems fine, and one or two occasions in the morning when the workshops are open but seems to be ok too (maybe I went at the wrong time and missed the real action?). Anyone has experience with such surrounding or shops and if 13th floor should be fine?

Unit is facing north, being a corner unit so the other side of the external wall is towards the east. I supposed this should be fine, and should I be bothered by the monsoon wind? Think it should be north east and south west monsoon. The project is in kuching by the way.

The unit is 1078ft2 with 3 rooms. Admittedly smaller than my current house (landed double storey terrace corner). Moving to apartment for security reason. For a family of 2 with a girl aged 5, think it will suffice?

Thanks.
