            <title>Tenancy Agreement</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;If you are a landlord, do you put any clause in your tenancy agreement like what happens when the renter defaults on monthly rent?&lt;br /&gt;Like if there is outstanding rent of 1 month, landlord has the right to disconnect the water/electricity to the condo.&lt;br /&gt;I understand in a standard tenancy agreement, there is no such clause but as a landlord is it ok to put such clause as I heard this&lt;br /&gt;may be illegal and is not valid in the eye of law.&lt;br /&gt;&lt;br /&gt;Thank you.</description>

            <title>JMB Decision</title>

            <description>Recently my condo JMB decided to implement CCTV for every floor in the block.&lt;br /&gt;The cost to be paid by each unit is about RM900. This fund will be separated from the normal maintenance fees.&lt;br /&gt;I find the cost too expensive and not justified. Actually the condo already has CCTV in key areas like &lt;br /&gt;main entrance, lift lobby and inside the lift and I think this is sufficient. &lt;br /&gt;&lt;br /&gt;The decision to install CCTV were taken during first AGM. But only 20% of owners attended the meeting&lt;br /&gt;and the decision was made based on votings from the 20% owners.&lt;br /&gt;&lt;br /&gt;1. Is there a law that says a JMB decision can only be made if majority agrees to it like 80% of the &lt;br /&gt;owners must vote instead of 20% which does not represent the view of all residents?&lt;br /&gt;&lt;br /&gt;2. Can I refuse to pay the amount?&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

Kind of semi flexi as you can pay extra to reduce interest but cannot withdraw them.&lt;br /&gt;Loan calculation is the same as Conventional loan.&lt;br /&gt;&lt;br /&gt;Anyone using this loan from SCB? Any extra terms and conditions as compared to non zero cost package?</description>

Currently looking at the condos along Carrefour Subang stretch and there are quite a number of them like Casa Tiara (Tiaraville), e-Tiara, Subang Avenue, etc. Quite interested in Casa Tiara and what I like about this area is the convenience with amenities nearby plus KTM and future LRT. However this area is very high density with many condos and noisy being near Federal Highway.&lt;br /&gt;&lt;br /&gt;Anyone who is staying here and care to share your thoughts? &lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

            <description>Hello,&lt;br /&gt;&lt;br /&gt;I am planning for a free and easy trip to Beijing and Shanghai in Oct via AirAsia X arriving Tianjin (Beijing) and returning from Hangzhou (Shanghai).&lt;br /&gt;I will take a high speed train from Beijing to Shanghai. &lt;br /&gt;&lt;br /&gt;1. As my arrival and departure point is different, will there be any issue when I apply for the China Visa?&lt;br /&gt;2. I have not taken AirAsia X flight before - is the flight comfortable for the 5 hour journey? &lt;br /&gt;    I know they charge extra for many things like to select a seat, baggage, food, etc. &lt;br /&gt;3. Any recommendations for hotels in Beijing and Shanghai?&lt;br /&gt;&lt;br /&gt;Thanks in advance.</description>

            <description>Hello people&amp;#33;&lt;br /&gt;&lt;br /&gt;I recently converted from Maxis postpaid to Hotlink prepaid, everything is fine after the converstion, I can make calls and top up, however I was not able to sign up for the E-statement service in the Holink portal. Each time I enter my username, hotlink no and email to get the temporary password, I receive a &amp;quot;other error&amp;quot; message when I press the submit button. I have called the Hotlink support line many times and till now they are not able to pinpoint the problem. Anyone of you who have converted and facing the same issue?&lt;br /&gt;&lt;br /&gt;Cheers&amp;#33;</description>
