            <title>Downloading TERA so slow</title>

            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;I really really want to play Tera. Used to be play WoW but it&amp;#39;s just not the same anymore.&lt;br /&gt;I started downloading today, been at 0% for the past 2 hours.. Download speed between 2-15 kBps.&lt;br /&gt;I have unifi 20MB connection. Ran speedtest, nothing wrong there. So I dunno what&amp;#39;s going on.&lt;br /&gt;&lt;br /&gt;Anyone around Klang Valley can help me with transferring game files to my external hd? Will it work like WoW files?&lt;br /&gt;As of now will take more than 7 days to download this...&lt;br /&gt;&lt;br /&gt;I turned off P2P and relaunched. Tera allowable on firewall. &lt;br /&gt;Anyone got more ideas?</description>

            <title>G&amp;amp;G Maintenance Fee</title>

            <description>Dear all,&lt;br /&gt;&lt;br /&gt;I need urgent answer to this. When I moved into my rented house, it was new development and it was not G&amp;amp;G. &lt;br /&gt;Now the neighborhood committee is setting up G&amp;amp;G and asking for maintenance fee from all residents. If you don&amp;#39;t pay, you don&amp;#39;t get the access card to come/out of the neighborhood.&lt;br /&gt;I asked my landlord to pay it. I used to own a condo that I rented out, and I used to pay maintenance fee and sinking fund for the condo too as a landlord.&lt;br /&gt;But my landlord says he only pays the assessment tax. There is no mention of maintenance fee in the lease agreement either.&lt;br /&gt;Opinions please?&lt;br /&gt;&lt;br /&gt;</description>

            <title>EPF +10% question</title>

            <description>Sorry about yet another EPF question on this forum, but I can&amp;#39;t find this answer anywhere.&lt;br /&gt;&lt;br /&gt;They say you can withdraw:&lt;br /&gt;The difference between the house price with the loan amount and an additional 10% of the house price OR all of Account 2, whichever one is lower.&lt;br /&gt;&lt;br /&gt;So my question is..&lt;br /&gt;If my downpayment is 10%, can I use the additional 10% for legal fees+stamping+renovation?&lt;br /&gt;&lt;br /&gt;Say I want to buy 300k house,&lt;br /&gt;My Account 2 has 50k&lt;br /&gt;I get 90% financing&lt;br /&gt;So 10% downpayment is 30k, additional 10% is 30k = total 60k&lt;br /&gt;But I only have 50k in Account 2, so I can take all...&lt;br /&gt;&lt;br /&gt;Can I use the 20k extra for renovation and other fees involved in buying house?</description>

            <title>Renting questions</title>

            <description>Hi sifus,&lt;br /&gt;&lt;br /&gt;I am in the process of renting a house and going through the Tenancy Agreement for which I have some questions:&lt;br /&gt;&lt;br /&gt;1. Does the tenant have to pay quit rent (cukai tanah) and assessment tax (cukai pintu)?&lt;br /&gt;2. Does the tenant have to take out insurance against theft and damage to property?&lt;br /&gt;3. Does the tenant have to take out another insurance as fire insurance?&lt;br /&gt;&lt;br /&gt;Are all these standard? Initially I was told by the agent that my rent is &amp;quot;Nett&amp;quot;. So I&amp;#39;m confused.&lt;br /&gt;&lt;br /&gt;Appreciate any feedbacks. Thanks.</description>

            <title>Buy house with no renovation approval?</title>

            <description>Dear sifus...&lt;br /&gt;&lt;br /&gt;I am considering buying a house, first time. My dad is wanting to sell his house in good location, willing to sell it at discount (lower than marketla) to me since we&amp;#39;re related. So I was naturally interested...until I found out about these:&lt;br /&gt;&lt;br /&gt;His house he bought from developer originally double storey terrace link.&lt;br /&gt;1. He added a THIRD floor.&lt;br /&gt;2. Extended all the floors right to the back (used to be patch of grass there, backyard). So with this the kitchen also extended, first floor also so he made new room, and second floor also.&lt;br /&gt;3. He broke wall in a bed room on first floor to make living room.&lt;br /&gt;4. He made balconies on front of the house on the first and second floors.&lt;br /&gt;5. With all these renovations and completely new floor, he also made new electrical points etc.&lt;br /&gt;&lt;br /&gt;He did all these without approval, and now they&amp;#39;re all ready. No drawing was made, no approval submission was made.&lt;br /&gt;&lt;br /&gt;So, naturally, I am worried. Can the bank do valuation with no drawing based on all these new changes? He said valuation can be done without drawings, he said they base it on physical look only. He used to be contractor so he&amp;#39;s very confident with his opinions.&lt;br /&gt;&lt;br /&gt;Now if I go ahead and buy the house, what happens if DBKL visits me? Is it even possible to buy (bank can approve loan or not) this house?&lt;br /&gt;&lt;br /&gt;If I want to get approval now - how? My dad is not wanting to get any drawing done or submit anything. &lt;br /&gt;&lt;br /&gt;One last question, do I need to get a new CF issued for the house? How do I go about it?&lt;br /&gt;&lt;br /&gt;I&amp;#39;m very worried. I like the house but I don&amp;#39;t think the headache is worth it (and the extra costs&amp;#33;). But it might affect my relationship with my dad if I change my mind. Please advise, I would really appreciate any comment.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>
