About Lost Document of the House

Hi guys

My mom wanted to sell the property, her agent found a buyer and already paid 2% of the house price but she recently found out that she lost all the document especially Sales & Purchase Agreement. I'm not sure is duplicate or original.
I have important question regarding about the process of the house with the relevant document to sell out the property as I don't have any experience before. She loan 50% of the house

1. Are the developer or lawyer gave original copy of S&P or just a duplicate until the house fully paid to get original?
2. Are the bank or lawyer give the title of the property or until the house fully paid to get the tittle?
3. Where & How do I obtain the lost document which is S&P duplicate

I really need help for this, my mom throw all the burden to me and I don't know what is going on...
