Need advise on rebuild house cost

hi all, need all your expertise advise on rebuilding a house.

Here are my scenario

I recently bought a single storey corner lot 40 X 70 land size.
Build up size is 20 X 42 with additional 7.75 feet allowable extension of land. which make up total of 20 X 49.75 feet size for rebuild.

I have an initial idea to rebuild it into 2 floor.

1st floor only want to have 1 small room and a toilet. the rest will be living and dining hall.
2nd floor will be just 1 master bedroom and toilet, and 1 small room.

Question(assuming i just want to rebuild the house basic without any Interior design, bare unit same as buying new land house)
1) Roughly how much will i need just to rebuild this entire house, assuming demolished the current house and rebuild with the below floor plan for 2 storey.
2) how should i start? i need to engage renovation company and they will start helping to draw architecture drawing and etc etc?
3) not sure what other consideration i need? anyone can advise ?
