Advance Rental

Im looking at renting an apartment for a usual 1 year contract. Thinking to pay advance rental lump sum for 1 year instead of the usual monthly recurring payments.. why? I've saved up quite a fair bit and hopefully could have some room to negotiate a best deal on rental price for a year's worth of rental payments. questions;

1) is this commonly been done before in the rental market?
2) What are the risk & repercussions in doing so?
3) What are the clauses in the contract should I look out in the tenancy agreement between both parties? Should I be worried?
4) are there any possibilities where advance payment is made and owner default his/her loan and bank takes over the house while i'm still renting the unit? and how can my interest be protected given this scenario?

lastly is it advisable to do so? pls share your experience, both tenants and owners side. There has been alot of talks on buying vs renting - I'm considering to buy but looking at the property price now and with the savings I have, I can only manage to pay a fraction of the downpayment cost.
