WTA : JV with developer

I hv one piece of land situated just beside the main road and the size of the land is 10.2 acres. And opposite of my land, there are one big shopping mall and commercial building under construction..

The problem is there are few developer trying to JV with me to develop the land as a shop lot and housing area.

They offer around 20% - 25% from their GDV (The max. i receive so far is 25%).. is that a good offer?

Any one with same experience, please share and give some respond..

IPO : TERRAGALI RESOURCES BHD

KUALA LUMPUR: TerraGali Resources Bhd, which is en route for listing on the main market of Bursa Malaysia, is expected to raise gross proceeds of between RM150mil and up to RM300mil from its initial public offering (IPO).

According to its draft prospectus, TerraGali is selling between 200 million and up to 400 million public issue shares together with between 200 million and up to 400 million warrants representing between 67.40% and up to 80.53% of its enlarged issued and paid-up ordinary share capital (after its public issue). The issue price of its IPO is 75 sen.

A bulk of its shares issue will be allocated for private placement and initial investor by way of restricted offer for subscription with some 10 million shares and 10 million warrants allocated to the public.

The company said it would utilise its total proceeds from the IPO for the acquisition of a target asset, working capital requirements and defray listing expenses.TerraGali is an investment holding company and has yet to commence operations. It intends to list on Bursa Malaysia as a special-purpose acquisition company (SPAC).

SPACs are companies which have no operations or income-generating business at the point of IPO but undertake an IPO for the purpose of raising funds to acquire operating companies or businesses.

Although it has not commenced any operations yet, TerraGali intends to establish itself as an international mining development and production company.

It will be focusing on acquiring mineral assets and or companies involving in precious metals including gold and silver and base metals such as copper, tin, lead, zinc and cobalt located in Africa, Asia and Oceania regions.

TerraGali also intends to acquire interests in mining companies and/or assets with established mineral resource with relatively low to moderate risk level
