To sell property on my own

Hi everyone,

I have my fair share of experiences dealing with irresponsible property negotiators over the years. They produced more problems than solutions whenever complications arise. With the combination of everyone's knowledge on property selling in this forum, I was hoping you guys can shade some light on how I am able to sell my property without these irresponsible property negotiators.

Damsel in Distress

My Maid Is Terminating Her Contract Ahead of Time

Hi there,

I am in a serious dilemma as my maid is terminating her contact and I am clueless of the next course of action. I was hoping some of you with good knowledge on foreign maid governance can shed some lights on my problem.

a. My maid has decided to quit after working for 11 months even though she has a 2 years contract with us. Is there anything I can do to salvage the huge sum of money paid to the agency or the maid as conpensation due to a breached of contract by the maid?

b. My agency is assisting me on work permit termination and I was wondering whether she is to be sent to the agency or still stay under my roof during this period? Since she is no longer under my employment, I have concern about the safety of my family members. Does the agency has the obligation to take them in or does the obligation lies with the employer?

Please help!!

Thank you!!

Ms. Danielle

The difference between FBM KLCI and PE

I was wondering whether FBM KLCI or PE dictates the local market buying or selling trend. Does the recent all time high FBM KLCI reading indicates that the market is too high or should we refer to Bursa Saham overall PE value for a clearer picture?

Sincerely hope forumers are able to contribute "constructive" suggestions, relevant to the topic above.

Truth or Urban Myth?

Hi LYN forumers,

I have just gotten my new Peugeot 308 1.6T and was wondering whether I am able to drive beyond 100km/h upon clocking the 1st 1,000km mileage. I can understand this is a pratice that has been done since decades ago and looking at the advancement of automobile technology today, do you guys think we are still suppose to practise it?

do shed some lights...

thanks!

Progressive Claims Issue

Dear Forumers,

I have recently purchased a newly developed unit of condominium and took a 70% loan. I have paid the 1st 10% deposit while waiting for developer to advise me on the next scheduled 10% payment (based on clause 4, schedule of payment). As far as progressive payment is concern, the developer will usually produces a certificate signed by the architect or engineer in charge, as a proof of work done to certain degree prior to making claims towards any future payment made by finance institutions, engaged by property buyers.

In my case, since I am only taking a 70% loan, I would like to know whether does the practice stated above still applies to me. I am asking this since my developer has requested for a settlement of 20% payment immediately, which is the difference of my 1st deposit plus total loan amount and without any proof of work done which is equivalent to the amount requested.

I believe it is fair for the developer to make their 2nd claim which is a scheduled 10% as I can see structural members has been constructed from ground level (just a few members designated for a 4-storey carpark before it reaches the residential units from 5th storey and above) and the next claim should be scheduled at 15%, once they have completed the entire structural frame (100%). Nevertheless, claiming 20% at this juncture, definately raises some question marks.

Hence, should I go ahead with the payment of 20% eventhough I am only liable to pay 10% based on the construction progress? Please advise.

Thank you and regards,

Damsel in Distress.
