Hello pros, any good in law or experience about refuse sign SPA how much do we need to pay for compensation?

The story is.. I am selling a 400k house and introduce by an Agent and this buyer has deposited 10k to the agent.
The agent hold the earnest deposit. I have not receive a single amount.
I have also signed an offer acceptance letter issue by agent.
After 2 days I received a better offer with a higher price from another buyer.
I refuse to sign the SPA that previous offer by the first Agent.
how much impact that will occur between me and agent also the first buyer?

Part of writing in the offer letter.

Execution :
In the event the vendor fails and/or refuses to sign the SPA within the stipulated time frame as shown above through no fault of the purchaser, the earnest deposit paid shall be refunded to the purchaser without interest and another like sum shall be paid by the vendor as pre-estimated liquidated damages.

Other Terms and Conditions:
In any event the vendor fail or refuse to sign and accept the earnest deposit, this letter offer shall become null and void and the earnest deposit received by the appointed lawyer shall be fully refunded back to the purchaser without any interests and all parties shall have no further claims against the other. This letter of Offer shall only superseded upon the effective execution of the formal SPA by both vendor and purchaser.

So my question is, how much do I need to pay for the liquidated damages/or any compensation as mentioned? How does it calculate normally?

Hi all, I would like to know about OD Debt on how to solve it.

The land includes a building/house etc that worth at least 2 million now. However, the previous owner uses this land title to borrow RM300k from BANK to operate business 10 years ago.

And now the business goes down and unable to pay Interest, bank charges, etc. if continue fail to pay interests what will happen?
