            <title>Choosing Tenant</title>

            <description>Dear Forummers,&lt;br /&gt;&lt;br /&gt;My first post here.&lt;br /&gt;&lt;br /&gt;I am currently in the process of renting out my apartment. My ex-tenant&amp;#39;s left with so many damaged items and mess behind  &lt;!--emo&amp;:furious:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/vmad.gif' border='0' style='vertical-align:middle' alt='vmad.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;Due to this, I have decided to screen my tenant to my very level best and doing it on my own, rather than using an agent. &lt;br /&gt;&lt;br /&gt;I have started bringing prospective tenants to view the unit since 2 weeks ago. More than 20 people came and wanted to rent, but I put them on hold. Those that looks promising, I asked them to fill in the Rental Application Form and I assess from there.&lt;br /&gt;&lt;br /&gt;So far, I have shortlisted 2 prospects.&lt;br /&gt;&lt;br /&gt;One is a young girl, just started working and earning less than 2k. She&amp;#39;s planning to stay alone but her boyfriend&amp;#39;s character is not really in my favor.&lt;br /&gt;&lt;br /&gt;Another prospect is a young couple, going to get married soon and at this stage only the man is working and earning about 1.5k. I checked with the wife-to-be ex-employer and have been told that for her future position, she might be earning for about 2k a month.&lt;br /&gt;&lt;br /&gt;My questions:&lt;br /&gt;1. The rental for my apartment is 700. At your opinion, do you think that the above prospects are stable enough to pay the rent? These prospects told me that they own a car but they no longer serving loan. &lt;br /&gt;2. Will you as a landlord rent your unit to those that related to policeman or army? I am more concern about the difficulties that I might face, if they breached the tenancy agreement and if I have to terminate them, will the situation gets tough if these people bring in their father, friends etc etc that work in the police or army force to come against me? I mean &amp;#39;what if&amp;#39; the misuse of power gets in the way? Although the agreed, signed and duly-stamped Tenancy Agreement is in place, how easy or hard would it be for me?&lt;br /&gt;&lt;br /&gt;Or else, should I start all over again? I had a very problematic tenant before and I am trying to minimize the risk this time.&lt;br /&gt;&lt;br /&gt;So sorry for the very long writings but your comments and feedbacks are very much appreciated.
