PS3 Games Laggy [SOLVED]

Hi guys, I need some suggestions/opinion here. my ps3 is 2 years old now since i 1st bought it. Slim 320GB HDD. so here's the problem that Im having, my games started lagging since i bought GoW: Ascension. The gameplay was smooth except for Dead Island, it lagged all the way from gameplay to cutscene. Recently i just bought Last of Us, the lagging started again. The sound/cutscene, everything is affected. So here what I have done to try and fix the problem but FAILED:

1) Cleaned all the dust inside, afraid might be overheating problem
2) Booted into safe mode, I repaired the database and restored file system
3) Quick formatted

So any of u guys can help me on this? it's really bugging me off to play such a game with this kind of problem. Appreciate any suggestion from u guys Thanks in advance
