Help! Leakage problem

hi sifu here, need a Big favour from all of you. I've just done my reno (a condo) and 2 weeks ago i found out that the bathrooms (2 bathrooms) plaster ceiling stained, turned out to be water leakage.

I could see water drops all over the pipes.

This is what happened. I immediately called the management office together with my contractor (2 weeks ago).

1) Management office's technician said it's water seepage and said my upstairs neighbour must redo water proofing again.

2) While my contractor after checking said the concrete was dry, so could be due to leakage at the joints of the pipes. He then helped to apply some paster to wrap up the joints.

Then two days ago, i noticed the stain on the plaster ceiling had worsen, so immediately i called my upstairs neighbour (a nice guy) and yesterday night his contractor came to do the inspection.

and to my shock, the wrapping earlier on done did not help the situation as now i could see water drops on the pipes just like before.

3) my neighbour's contractor said the concrete was dry, so it's not my upstairs' neighbour's water proofing. He said as the water drops were on the pipe, it could be because of "sweating pipe", something like air-cond pipes when cold water run through the pipes, hot air surrounding the pipes forms water drops on the surface of the pipes coz he said the area above my plaster ceiling was hot.

But he said, this is the first time he has seen problem like this.

He then left my plaster ceiling open overnight. However, this morning when i did the inspection myself and took the photos, i could still see the water drops on the pipes.

4) This morning when i spoke to my contractor again, he said if the wrapping does not work, it could be leakage at the "hole" (the area where we put up the grating on the floor) itself that cause the water to leak and because the prob was not serious therefore it drift slowly to the rest of the pipes.

5) i wiped away the water drops at certain parts of the pipes myself in the afternoon (are which are reachable). and i could see that the water drops at where i wiped disappeared. This made me suspicious of the "sweating problem" coz, if it's the problem, water drops should form on and off right?

I am completely confused and helpless now. Can sifus here pls help with your opinions/ solutions/ monitoring steps that i can take and if you've heard of any similar situations pls help, thanks

[WTA] Curtain

I've checked with a few curtain shops and was shocked with the crazy prices quoted by them (these are just normal shops).

for 1 balcony, 3 windows and one blind, quoted RM3K to 3.8K!

As for me with RM3.8K i could buy a very nice TV or nice Fridge or mattress or sofa or dining set or...... you name it . In other words, i dont see why curtain should cost so much. and Hence decided to just get ready made curtains.

BUT, I need Help here as i do not know the correct size of the ready made curtain i should buy (what is the extra width that i need?) if i am just going to hv the normal "french pleads" (those small hooks ones) curtain. Would appreciate sifus here to guide me, thanks in advance!

Size of windows:

1) First room, Height (from curtain track to edge of window: 68 inches); Width (window (not track) width: 82 inches

2) second and third room, Height (from curtain track to edge of window: 67 inches); Width (window (not track) width: 70 inches

3) Blind (intend to hv roman blind), Height (from curtain track to edge of window: 50 inches); Width (window (not track) width: 23 inches

4) Balcony 120 inches height, width 150 inches.

thanks for your valuable advise.

If you hv any affordable curtains (ready made curtain) shops to recommend pls advise, thanks

Need advice on Plasma TV

Hi sifus here, am currently looking for a new TV for my soon to be ready home.

Due to limited budget, hv decided to get a Plasma TV.

Purpose for the TV: watch Astro, DVD, Play back downloaded movies and Hong Kong/Korea series. No need 3D & Smart TV, also dont watch sports or play games on the TV

I approached a few TV boots at Home Dec and also visited electrical shops near my house but the sales persons seemed to hv very limited knowledge on advising customers and provide contradicting info

btw, these are the info i gathered and i hope sifus here could help me to decide which TV i should buy, thanks in advance!

1） Samsung PS51E470 (quoted RM2380)

- the latest technology does not require clearing of the burnt marks. BUT i was earlier on told by another salesperson, Samsung Plasma TV has this auto clearing of burnt marks tools, if not mistaken under some "protection" mode, is this minimizing burn-in effect new technology or old technology? confused.

- one sales person said this model can support downloaded movies, the other one said cant not must get PS51E490 instead.

2) Panasonic TH-PS50X50K (quoted RM2300)

- When asked about the differences between this model and Samsung PS51E470, was told that Panasonic's picture quality is better because Panasonic's TV screen is using crystal panel, so picture is sharper and nicer to view.

- another salesperson told me Samsung PS51E470 better coz Panasonic TH-PS50X50K's reflection is worst than Samsung. Am confused again

Why i couldnt compare myself on the picture quality is because i think these are considered low-end TV hence NO SHOPs are displaying these models.

3) Was told that Plasma TV no need to be Full HD coz cant see the difference, is this correct? Also i was told that Plasma TV's technology has reached its "max" so now the differences in Plasma TV are limited to whether it's "plus 3D" or "plus 3D & Smart TV", true ah?

would appreciate it if sifus here could shed some light on this two TVs and help me decide on my first purchase of TV. many thanks.

Help ! High Water Bill at Condo

Hi sifus, i need help!

i bought a 2nd hand condo and just got the keys early July 2012

When i got the keys i noticed that the water supply to the unit was off, when i called the condo management, they informed me the previous owner instructed them to off the main tap to my unit. So i asked them to turn the tap on again and after that my condo has water supply.

I thot everything is fine.

When i got the water bill for month of June (before i get the keys) the bill was RM6 (the minimum charge due to the water supply to my condo was off all the time).

But yesterday when i got the bill for the month of July (from 1-31 July) i was shocked that the bill was more than RM70, but the problem is there is no one staying at the condo at the moment and my renovation has not started yet.

Pls advise what i can do besides calling the management tomorrow having them to turn off the water supply to my unit?

What could be the potential problem looking at my case? Is it internal leaking or external?

If it's external, does it mean that the condo management has to fix it for me?

If it's internal, how much does it cost to get things fixed?

what would be the proper procedure to get everything solved smoothly??

Pls help, thanks !!!

Bank Valuation Fee

Hi Sifus/Tai Kos

Newbie buying property so need to check with Tai Kos here abt the valuation fee.

I understand that banks will have their valuer to do a valuation on the property to decide on the amount of loan to approve, i would like to know whether the purchaser needs to pay the valuation fees during the application process, meaning if apply to 3 banks, pay 3 valuation fees or just pay once to the bank that the purchaser decides to take the loan from?

Thanks in advanced!

What can i do: negotiation

hi sifus,

i have been looking for a condo for own stay for more than 6 months.

Last month i went with a property agent to view an unit that the asking price was about 12% higher than bank value. while the unit was selling LSB with quite a fair bit of built-ins, but they are (fittings and furniture) quite old and i don;t like the design. After taking into consideration the potential costs involved in removing most if not all the built-ins and getting rid of the furniture, i was thinking of making an offer close to 3% higher than the bank value. But when i asked the agent whether the asking price is negotiable, the agent immediately said "the price is very low already", i took it as the agent was not willing to help in negotiating so i moved on.

but to be frank i like the location of the condo because it is near to my family and yesterday i found that the property (same asking price) appears again in the adv but still under the same agent.

would appreciate it if sifus here can give me some advice on how to go about it if i am still keen to make an offer, many thanks.

JMB has the rite over type of tiles used?

My friend intends to buy a condo and was told that (by the condo;s JMB) if he wants to change the flooring, he has to change to tiles made of certain material. (which is quite expensive)

Has anyone come across this kind of circumstances? Does JMB have control over the type of tiles (material) used on flooring?
