Hello guys, notice there are different thread here based on project itself. However, as a continuous booming area, Old Klang Road (“OKR”) & nearby area, itself have about 14 Rumawip, namely

1. Platinum OUG by Platinum Victory (“PV”)
2. Lily Aprtment by Havana Solaris
3. Kuchaimas by Aset Kayamas (“AK”)
4. Desa Satumas by AK
5. Desamas by AK (Sold out?)
6. Casa Green by Amber Homes (Sold out)
7. Suria Pantai by IJM Land (Haven’t officially available)
8. Ritz Communities by PolyRitz
9. Rimbunan Petaling (Sold out)
10. Lanai Bukit Jalil (Sold out)
11. Gembira 737 (Sold out?)
12. Selesa Apartment (Sold out)
13. Hijauan Lumayan (Sold out)
14. Puchongmas by AK (Sold out)

If were to consider PR1MA also, there is PR1MA Brickfields nearby. So total will come to 15 option for first-time / lower income home buyer.
In term of price point, Kuchaimas win all for RM 198K only, but it comes with disadvantage of next to HTC (very close), and next to busy highway (some noise + air pollution maybe). Developer AK quality based on their recent completed Parkhill Bukit Jalil, workmanship is kinda excellent.
But in term of convenience, Platinum OUG and Lily Apartment come into picture of offering walking distance to LRT and future MRT respectively. Pricing of RM299K versus RM300K, both situated in rather matured township, some pro & cons analysis of myself for both of this property

Platinum OUG

Pros:
Well known developer – PV Group, not much worry on workmanship
Matured township – OUG, busier but more organized Kuchai Lama (where Lily Apartment located)
Walking distance to LRT station without crossing any major road, walking distance + comfortable
Better facilities compare with Lily Apartment

Cons:
Build next to PPA1M with 660 units and surrounded by PPR with 3,000+ units
Overall, the piece of land got 1,120 units, consider high density
All road toward the property is small double + double parking on road side
Grocery & food need at least 15 mins drives, nearby got nothing

Lily Apartment

Pros:
Stone throw to food court, banks, grocery without driving needed (Similar to Sri Petaling Pinnacle concept)
Super matured neighborhood, Kuchai Lama
Lower density, only 550+- units
Future MRT line with better connectivity to major commercial spot (Bandar Malaysia ***if Tun M proceed with it la), but nonetheless, Ampang Park, KLCC is just few station away, compare with Platinum OUG LRT to smaller Taman

Cons:
Build between a busy commercial area, expected to jam in traffic going out/coming back
Busy and unorganized side of Kuchai Lama (not like newer Kuchai Entrepreneur Park on opposite), surround shops are rather running down / low cost shophouse – Walking at night safety will be a concern
Developer is new, Lily apartment is their first project, worry if workmanship goes wrong, have to bear with it for at least 10 years

Conclusion: ?

Given the comparison between Platinum OUG versus Lily Apartment, which one would you guys go for/assuming you will be buying one of it
Please share some input/ideas

Can anyone advise does the road toward Jln Templer from Old Klang Road, during evening weekday hour 5-7pm are still being close?

Means hv to go toward Sunway direction to take a u-turn back to Jln Templer, if coming from old klang road.

Hello guys! Recently came across another possible rumawip project at Kuchai Lama (not Ritz communities, not Kuchaimas) but locate as below

The location seem too good to be true IMO, comparable with Pinnacle Sri Petaling as both located at vibrant commercial area. Eat, shop, bank just within a stone throw away. Yet Kuchai Lama future MRT also closer walking distance (I think) compare with Ritz.

Location wise is superb imo, consider the following
10-15mins walking to proposed mrt along the shop lot and pedestrian

Using Sunday evening traffic as standard (driving)
5 mins to NSK
10 mins to Old Klang Road wet market
15mins to Mid Valley/Sri Petaling/TBS
20mins to Bangsar/Ikea cheras/Bukit Jalil Pavillion area/OUG
25mins to KLCC

But the developer Havana Solaris, I never heard before, or anyone know them?

Anyone mind to share more info here?

Anyone come across that project? How is PJS4, imo, so call PJ but doesnt feel like PJ

Location wise i dont really like. Amenities just soso, within short distance not much restaurant (kopitiam i refer to), banks, petrol station all takda (correct me if I'm wrong) Nearest public transport is KTM station is about 10-15 drive away, nearest LRT is about 6KM away.

But the property itself 850sf 3R2B with balcony&yard + price RM300k + low density (300++ unit) + 2 car parks (side by side) seem nice thought.

Really need HELP here

For a Malaysian who been working in UK for past 1 year, every month been contributing 20% tax to the UK government and National insurance under their PAYE system (like every month auto deduct). Noted Malaysia and the UK have a agreement something like double taxation agreement, in this case, therefore the person no need to pay for Malaysia income tax here?

Anyone can advise?

I'm in dilemma choosing between Dell Inspiron 15 3000 (3552) against Lenovo Ideapad 300 15IBR. I have very low budget for my backup laptop, and these 2 having very similar specs and price are fit right to my budget, RM999 for Dell and RM865+- for Lenovo.

having go through different topic here, i found that in term of quality Viva>Kenari>Saga
however, in term of pricing (not consider value) Saga>Kenari>Viva
in term of quality Viva/Kenari>Saga

so here is my dilemma, i'm looking for a used car to serve me go work & leisure during weekend.. not for highway or running around the city/state..

after a few visit to car dealer, here is my finding..

SAGA - newer with lower price, but expect higher fc and high maintenance cost, lower monthly loan repayment (RM300+-/month, for 5 years) + high fc + high maintenance = buying an expensive car

VIVA - 2008 model auto with price around RM20K (excluded ins, rt & etc), average monthly loan repayment (RM400+-, for 5/6 years) + lower fc + about average maintenance cost = affordable car

KENARI - 2005 aero auto model with RM20K otr (all included), lower month loan repayment (RM300+-, for 5 years) + lower fc + average maintenance cost = budget car

in term of design, i like kenari, but consider on every aspect, viva is newer model with slightly higher overall cost than kenari... if the kenari isn't 2005 model, without hesitation, i'll go for it.. but now i worry 2005 model is almost 9 years car today, if happened engine mounting problem.. the repair will cost me a boom..

Camera problem

Anyone know why when i'm using open the camera apps, the screen will have wavy lines moving?
it's something like this

this was happened since i try using the phone camera to take a picture on a crt monitor (you know, the picture will show wavy lines on the crt monitor screen).

Anyway, the picture i captured doesn't have any wavy lines when i view in my phone or upload to computer. Just when using the camera will have saw the lines. Even though it doesn't affected the outcome of the image, but it's kinda annoying looking at the screen when taking picture.

Any solution or explanation why my phone camera become like this? The phone is still new, just bought it few days ago. There is no problem when started using it few day, until yesterday I tried to take a picture on a crt monitor screen, then every time when I using the camera, the screen will show lines/wavy lines like picture above.

If you want to buy a new it gadgets, or whatever, can be down payment of houses or cars or anything..
And let's say the price is around RM2000, and of course you will spend your savings to buy right.
So the question is will you spend all your savings to buy it? Or wait until your savings amount is 3 time or more than the price of the item then only you'll buy it?

Just anything you wanted to buy.. can be a hard disk, tablet, laptop or etc.. Talk about yourself.

Does it still worth to get a iphone 3gs nowadays? Worth in term of useful and function well..
Thinking to try iOS but with limited budget, have to say no to iphone 4 and above..
