            <title>Config for Dlink 2640B with SEA_1.00</title>

            <description>I have Dlink 2640B from TM, flashed to SEA 1.00. &lt;br /&gt;It was working fine until this morning, can get public IP but somehow no internet.&lt;br /&gt;Called 100, was informed customers in east coast(30k), will experience slow browsing. Explained my problem, the tech support was helpful but I stopped at &amp;quot;connect phoneline direct to modem&amp;quot;, cos the splitter cable is stuck in the wall jack.  &lt;!--emo&amp;:P--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/tongue.gif' border='0' style='vertical-align:middle' alt='tongue.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;Took out the old riger modem, still same symptom, got IP but no connection.&lt;br /&gt;Then try with a ST585v6, and it worked.&lt;br /&gt;&lt;br /&gt;Just now tried again with the Dlink, enable &amp;quot;AnnexM&amp;quot;, &amp;quot;SRA&amp;quot; (just experimenting) in DSL, but still no luck.&lt;br /&gt;So I am wondering anyone has had similar problem, or can share the correct(updated) config for the Dlink.&lt;br /&gt;Current config: UBR w/o PCR, encap: LLC/SNAP-Bridging.&lt;br /&gt;I noticed in the modem status that now I am connected to a 2048kbps port, instead of the usual 1536kbps.&lt;br /&gt;&lt;br /&gt;Thanks. &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;</description>

            <title>Tenancy Agreement - Necessary?</title>

            <description>Hi,&lt;br /&gt;I have searched and read through the forum posts, which indicate that the Malaysian laws favour the tenant.&lt;br /&gt;So from the standpoint of a landlord, what are the negatives of NOT having a proper(signed and stamped) Tenancy Agreement with the tenant?
