            <description>Dear Forumers, &lt;br /&gt;&lt;br /&gt;I am in need of your good advise. I have recently rented out my shop in the beginning of the year to a mamak shop operator. During the past 6 mths, the tenant is unable to pay the rent on time and as of today, the rental payment is still 2 mths behind. I was thinking of terminating their tenancy agreement of 2 years since they are unable to pay ontime and I am tired of chasing the illusive owner for payment at all the time. FYI, there is no legal stamping on the agreement. &lt;br /&gt;&lt;br /&gt;Hence, &lt;br /&gt;&lt;br /&gt;&lt;span style='color:blue'&gt;a. Am i able to take any legal action against the tenant for the late payment? &lt;br /&gt;b. I am not saying all RE agents are bad but just the few rotten apples are giving the people who works in this industry a really bad reputation.&lt;br /&gt;&lt;br /&gt;any comments?</description>
