Rental Collection Issue

Dear Forumers,

I am in need of your good advise. I have recently rented out my shop in the beginning of the year to a mamak shop operator. During the past 6 mths, the tenant is unable to pay the rent on time and as of today, the rental payment is still 2 mths behind. I was thinking of terminating their tenancy agreement of 2 years since they are unable to pay ontime and I am tired of chasing the illusive owner for payment at all the time. FYI, there is no legal stamping on the agreement.

Hence,

a. Am i able to take any legal action against the tenant for the late payment?
b. Will I be able to terminate this agreement without any future implication?

I am getting an Altis 1.8E in 5 weeks time and was wondering how is the maintenance like? Fuel comsumption when you are travelling in the traffic congested are like Klang Valley, maintenance services at toyota, what are the dos and don'ts and so on!

Appreciated it if someone can share their experience here with the rest of the new Altis owners.

I have recently bought a property and have opted for MRTA. I was wondering for a loan repayment period of 30 years, a lock in period of 3 years and a sum insured of RM 300K, after having to paid a total of RM 15,624 in cash, how much would I get back from the premium paid if I were to refinance my property through other bank after 3 years?

Kindly advise.

Living on the highest floor of a condominium

Hi everyone!

I sincerely hope you guys can give me some advise on high rise property purchasing. I planned to purchase an unit of condominium on the highest floor and i have these concerns. Since the highest floor has regular roof tiles, supported by either steel or wooden structure similar to any landed property instead of a concrete floor slab acting as a ceiling on "intermediate" floors;

a. Who will be held responsible if the roof were to developed leakage? The owner or the maintenance management?
b. Will it be hot during the day?

When you call them for an enquiry, they are either not interested or helpful in attending to you. This is how I felt recently after having to make some equiries through RE agents. A few friends share the same opinion about these unfriendly tone and attitude. I am not saying all RE agents are bad but just the few rotten apples are giving the people who works in this industry a really bad reputation.
