Free Cash Flows / Operating Cash Flows Ratio

From below article snippets it explains the way to check a stock cash flow / operating cash flow ratio.

Is it equivalent to (latest Cash and cash equivalents / Net Operating Cash Flows for financial year 2015) ?

If the formula is (item 1 / item 2) = (170097750 / 93220438) = 1.8 ?? Seems not correct

Can anyone show me how to calculate this ratio exactly ? By using this financial report ?

Mr Fong mentioned that cash flow is the next important metric in his investment. In your business, you would expect that all your debtors pay you promptly and that you don’t have to stock up a lot of inventories which will tied up your capital. Otherwise you would have to put in more capital, or borrow more money each year even though you appear to make money. Signature Forgery trying to transfer property

Hi everyone,

My friend and his partner both having a piece of land and a property under their names.

Recently he found out that his partner trying to forge his signature attempt to transfer the land and the property to the partner's name.

He got to know this because the partner's lawyer found something suspicious and called my friend to confirm.

My friend clearly stated to the lawyer that he did not sign anything, and told the lawyer this is not his wish.

I need some legal advice on what can my friend do in this kind of case ? What needs to be done ?

Hi all,

i have recently got the key for the subsale property i purchased from the previous owner

Previous owner is the first hand owner, when the property first completed, he paid RM271 for TNB Meter Bulb Deposit, now he's asking me to settle this deposit with him

I know we have to pay deposit for the electricity supply, i paid RM500 when i register a new account at TNB, TNB never ask me such kind of meter bulb deposit

Anyone knows what is TNB Meter Bulb Deposit?

Mortgage Financing Package Question

got an offer from bank

property price : 300k
blr rate : -2.4

there is an option to have better rate at -2.5, with condition to open a new some sort like saving account and deposit 10% of the property price(30k) and lock it for 3 months, i'll get 3.75% p.a out of this, meaning i'll have 2 accounts in total(this one & property flexi account)

i was thinking to put the 30k into property flexi account, that way i save more, but long term wise i dunno which one is better

anyone can share some thoughts?

hi all, anyone can share how bank assess our borrowing power?

i have a property JV with sister, how does bank look at this commitment? is it divided by 2?

currently my monthly total commitment(car & property, assuming the JV property is divided by 2) is about 30% of my income, if i were to purchase another property which will increase the commitment to 50% , is it possible to get bank loan?

i'm self employed and do not have pay slip, was wondering if bank evaluate my income just as the same as those with pay slip?

i have came out with my own property nett profit calculation but not sure whether it is correct, anyone good enough to have a look and comment on it?

* Please note that following calculation has taken out legal fees, stamp duty, agent fees and all other misc cost in a typical property transaction

[A] - Purchase Price = RM 410,000
[ B ] - 10% down payment + legal fees + stamp duty = RM 52,000
[C] - Opening Bank Loan Debt = [A] - [ B ] = RM 369,000
[D] - Installment Per Month = RM 1,900 (self paying)

If i were to sell this property 24 months later

[E] - Additional Investment = [D] x 24 = RM 45,600 (this is the $ i pay monthly for 2 years)
[F] - Closing Bank Loan Debt = [C] - [E] = RM 323,400
[H] - Sell Price = RM 499,520
[I] - agent fees(3%) = RM 14,985.6
[J] - penalty(3%) = RM 14,985.6
[K] - legal fees of selling price = RM 4783.44
[L] - RPTG(5%) = ( [H] - [A] ) * 5/100 = RM 4,476

Total Cash outflow = [ B ] + [E] + [I] + [J] + [K] + [L]
Bank balance = [F]

Nett Profit Calculation = [H] - Total Cash outflow - bank balance = ~38k

Am i doing the correct estimation?

Hi all, i'll be joining a company as an independent contractor programmer, i'm not entitle for any of the company's benefits such as claim, epf or socso, but with annual leaves, based on some readings form the internet, it's sole proprietor, am i correct?

i know i need to fill in borang B instead of BE during tax declaration, my question is do i need to register the sole proprietorship before i can do this? or in my case it's not needed?
