            <description>Hi everyone, &lt;br /&gt;&lt;br /&gt;My friend and his partner both having a piece of land and a property under their names.&lt;br /&gt;&lt;br /&gt;Recently he found out that his partner trying to forge his signature attempt to transfer the land and the property to the partner&amp;#39;s name.&lt;br /&gt;&lt;br /&gt;He got to know this because the partner&amp;#39;s lawyer found something suspicious and called my friend to confirm.&lt;br /&gt;&lt;br /&gt;My friend clearly stated to the lawyer that he did not sign anything, and told the lawyer this is not his wish.&lt;br /&gt;&lt;br /&gt;I need some legal advice on what can my friend do in this kind of case ?             <description>Hi all,&lt;br /&gt;&lt;br /&gt;i have recently got the key for the subsale property i purchased from the previous owner&lt;br /&gt;&lt;br /&gt;Previous owner is the first hand owner, when the property first completed, he paid RM271 for TNB Meter Bulb Deposit, now he&amp;#39;s asking me to settle this  deposit with him&lt;br /&gt;&lt;br /&gt;I know we have to pay deposit for the electricity supply, i paid RM500 when i register a new account at TNB, TNB never ask me such kind of meter bulb deposit&lt;br /&gt;&lt;br /&gt;Anyone knows what is TNB Meter Bulb Deposit?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;thanks</description>

            <title>Mortgage Financing Package Question</title>

            <description>got an offer from bank&lt;br /&gt;&lt;br /&gt;property price : 300k&lt;br /&gt;blr rate : -2.4&lt;br /&gt;&lt;br /&gt;there is an option to have better rate at -2.5, with condition to open a new some sort like saving account and deposit 10% of the property price(30k) and lock it for 3 months, i&amp;#39;ll get 3.75% p.a out of this, meaning i&amp;#39;ll have 2 accounts in total(this one &amp;amp; property flexi account)&lt;br /&gt;&lt;br /&gt;i was thinking to put the 30k into property flexi account, that way i save more, but long term wise i dunno which one is better&lt;br /&gt;&lt;br /&gt;anyone can share some thoughts?</description>

            <description>hi all, anyone can share how bank assess our borrowing power?&lt;br /&gt;&lt;br /&gt;i have a property JV with sister, how does bank look at this commitment? is it divided by 2?&lt;br /&gt;&lt;br /&gt;currently my monthly total commitment(car &amp;amp; property, assuming the JV property is divided by 2) is about 30% of my income, if i were to purchase another property which will increase the commitment to 50% , is it possible to get bank loan?&lt;br /&gt;&lt;br /&gt;i&amp;#39;m self employed and do not have pay slip, was wondering if bank evaluate my income just as the same as those with pay slip?&lt;br /&gt;&lt;br /&gt;thanks a lot&amp;#33;&lt;br /&gt;&lt;br /&gt;</description>

            <description>hi all,&lt;br /&gt;&lt;br /&gt;i have came out with my own property nett profit calculation but not sure whether it is correct, anyone good enough to have a look and comment on it?&lt;br /&gt;&lt;br /&gt;* Please note that following calculation has taken out legal fees, stamp duty, agent fees and all other misc cost in a typical property transaction&lt;br /&gt;&lt;br /&gt;[A] - Purchase Price = RM 410,000&lt;br /&gt;[ B ] - 10% down payment + legal fees + stamp duty = RM 52,000&lt;br /&gt;[C] - Opening Bank Loan Debt = [A] - [ B ] = RM 369,000&lt;br /&gt;[D] - Installment Per Month = RM 1,900 (self paying)&lt;br /&gt;&lt;br /&gt;If i were to sell this property 24 months later&lt;br /&gt;&lt;br /&gt;[E] - Additional Investment = [D] x 24 = RM 45,600 (this is the &amp;#036; i pay monthly for 2 years)&lt;br /&gt;[F] - Closing Bank Loan Debt = [C] - [E] = RM 323,400&lt;br /&gt;[H] - Sell Price = RM 499,520&lt;br /&gt;[I] - agent fees(3%) = RM 14,985.6&lt;br /&gt;[J] - penalty(3%) = RM 14,985.6&lt;br /&gt;[K] - legal fees of selling price = RM 4783.44&lt;br /&gt;[L] - RPTG(5%) = ( [H] - [A] ) * 5/100 = RM 4,476&lt;br /&gt;&lt;br /&gt;Total Cash outflow = [ B ] + [E] + [I] + [J] + [K] + [L]&lt;br /&gt;Bank balance = [F]&lt;br /&gt;&lt;br /&gt;Nett Profit Calculation = [H] - Total Cash outflow - bank balance = ~38k&lt;br /&gt;&lt;br /&gt;Am i doing the correct estimation?&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

            <description>Hi all, i&amp;#39;ll be joining a company as an independent contractor programmer, i&amp;#39;m not entitle for any of the company&amp;#39;s benefits such as claim, epf or socso, but with annual leaves, based on some readings form the internet, it&amp;#39;s sole proprietor, am i correct?&lt;br /&gt;&lt;br /&gt;i know i need to fill in borang B instead of BE during tax declaration, my question is do i need to register the sole proprietorship before i can do this? or in my case it&amp;#39;s not needed?&lt;br /&gt;&lt;br /&gt;thanks&amp;#33;</description>
