            <title>Cancellation of Booking Fee</title>

            <description>Hi, &lt;br /&gt;&lt;br /&gt;Just wanted to know if anyone knows the law regarding booking cancellation for a rented property.&lt;br /&gt;I was supposed to rent out my place to a tenant but they bailed out at the last minute.&lt;br /&gt;They had already paid the earnest deposit to the agent but as I was away, I was unable to sign the booking form, so communicated through messaging instead. Now the tenant decided not to move in and have demanded their deposit back. I understand that they will have to forfeit their deposit if they cancel. However they refuse to and have threaten to sue. &lt;br /&gt;&lt;br /&gt;Anyone knows what the laws are regarding this? Thanks in advance for your help.</description>

            <title>JB Property Boom</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Been following this forum quite religiously for a while. Noticed that there aren&amp;#39;t many topics about properties in Johor Bahru. It&amp;#39;s going through a property boom right now with prices close or more than those in Klang Valley. Sub sale prices are spiraling upwards and I&amp;#39;m sure those who bought properties in JB in the last 5 years must be smiling all the way to the bank now.&lt;br /&gt;&lt;br /&gt;However, I feel that it&amp;#39;s heading for a crash in the next 10 years as most properties are bought for investments and there&amp;#39;s a dearth of rental tenants, especially with the current rental price. So the only people who can afford to buy those properties are foreigners and a handful of locals. There could, eventually, be an oversupply. The target market for these properties would probably be those working in Singapore, I doubt many Singaporeans would want to stay in JB, with heavy daily traffic in causeway and high crime rate. The cheaper cost of living could be a pulling power, though but many would probably choose safety over cheaper cost of living.&lt;br /&gt;&lt;br /&gt;Any thoughts by the sifu&amp;#39;s here about the opportunities down south?&lt;br /&gt;Is it a good place to invest in?</description>

            <title>Strata Title</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Need advice from all the sifus here.&lt;br /&gt;I&amp;#39;m pretty new at this property game although I bought a condo about 4 years back.&lt;br /&gt;I&amp;#39;m planning to sell it - in fact there&amp;#39;s a buyer.&lt;br /&gt;Problem now is the strata title is being issued and the lawyer that&amp;#39;s handling the transfer mentioned that&lt;br /&gt;my buyer can only get the property in 2 years time after the transfers are complete.&lt;br /&gt;I won&amp;#39;t be able to sell it off in the meantime.&lt;br /&gt;Not sure what she is claiming is right.&lt;br /&gt;Is there any other ways for me to sell of my property within the next few months without being tied down by title transfer?&lt;br /&gt;</description>

            <title>Soho, sofo, so high...</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I was about to rent a soho in Kelana Jaya for my own stay and decided to call up Astro prior to that to check on some things.&lt;br /&gt;I was told that all Soho properties are to be billed under business category for Astro because it is considered a commercial property.&lt;br /&gt;This works out to RM200 per channel.&lt;br /&gt;&lt;br /&gt;I was also told that electricity and water bills are under commercial category as well.&lt;br /&gt;So I&amp;#39;m assuming even Unifi will be charged under commercial property.&lt;br /&gt;&lt;br /&gt;Has anyone come across this case?&lt;br /&gt;If it&amp;#39;s true, then it&amp;#39;s not worth buying residential properties like service apartments, soho&amp;#39;s etc which carries the commercial title.&lt;br /&gt;&lt;br /&gt;Any thoughts, comments?</description>
