            <title>SSM Financial Statements are Negative</title>

            <description>I would like to ask for the opinion on this case.&lt;br /&gt;&lt;br /&gt;One of the developers in Sarawak, I have made a research on the company search on their Financial Statement which shows negative which was not convincing for me to proceed further for the property since it is under construction.&lt;br /&gt;&lt;br /&gt;According to some info I heard of, it was quite normal for developers to under report their income or manipulate their accounts into making a loss.. For me, this is still not convincing enough.&lt;br /&gt;&lt;br /&gt;The developer has 2 project reference before and now planning for the new apartment project.&lt;br /&gt;&lt;br /&gt;Help you guys could share some insights on this matter.</description>

Others need to get special approval.&lt;br /&gt;&lt;br /&gt;Do you guys know about this?             <description>As many people know, Sarawak is still using the old Strata Title Ordinance 1995, and the improvement could only be materialize maybe next year after being propose to the DUN sitting..&lt;br /&gt;&lt;br /&gt;But assuming that the property has not been issued with any strata title for more than 10 years but the master title only expires in Year 2900, is it correct to say that the selling of the property might not be difficult as compared to those with shorter lease?&lt;br /&gt;&lt;br /&gt;Need more experts and inputs from the Sarawakians as the law imposed is different from West Malaysia.             <description>Previously, there have been a product coming in which allows you to save your mortgage interest by 50%, by also cutting the tenure by 50%.&lt;br /&gt;&lt;br /&gt;The way it operate it is to analyze your loan and give you a summary of how much additional payment you need to pay on top of your current mortgage repayment to save the 50% interest from the Mortgage Loan.&lt;br /&gt;&lt;br /&gt;But on my point of view, in reference to Gary Chua previous talk in a seminar, he mentioned that Mortgage Loan is still considered as the best financing option due to the low interest rate so no point to settle it early if you know how to leverage on your investment.&lt;br /&gt;&lt;br /&gt;Any point of view and opinion on this?&lt;br /&gt;</description>

            <description>Hello, Sifus,&lt;br /&gt;&lt;br /&gt;I am from Kuching, Sarawak.&lt;br /&gt;&lt;br /&gt;As I see most of the developers&amp;#39; practice, the moment the Sales and Purchase Agreement is free, the legal fee for the Memorandum of Transfer would also be free but now I come across a project which is totally different whereby the Memorandum of Transfer legal fee is not included.&lt;br /&gt;&lt;br /&gt;Because according to some resources, it was mentioned that the moment the S&amp;amp;P is free, the legal fee for MOT should be free (exclude stamp duty).&lt;br /&gt;&lt;br /&gt;Just want to check if you guys come across this.</description>
