To all sifu,

I'm a new property buyer and looking to buy for investment, not to stay(rent with daddy is free and mommy provides free food). I make a relatively high and steady income for my age and can either go for one sub sale or 1-2 new developments. Just trying to see what's what.

Developers are now offering insane deals with deposits and discounts and free legal fees/S&P. This makes it really attractive to prospective buyers. All of this just to suck our money from the bank and finance their building costs.

My concerns are that alot of these properties are only to be completed in 3-5 years and tend to be further away from amenities and public transport than properties already there.
Also, there are loads of new developments launching now. 5 years from now, will the properties be able to be rented out/sold easily when they are completed? Or will I likely be stuck financing an empty apartment that I can't flip or rent.

Sub sale properties tend to be more expensive and will provide lower capital appreciation, but more predictable in terms or being able to rent. Right?
There's also a significantly higher cost of entry with the deposit and other fees.

I know there's a few threads relating to this topic. But I can't find anything recent enough that take the must lower cost of entry of the discount and fee mitigation provided by developers recently. Does all that sway the pros and cons list any?

I thank in advance and appreciate any knowledgeable person weighing in on this and helping myself and any readers improve their knowledge in their struggle to get a little bit ahead in our country where money is spent like water by our beloved Jib Gor.
