KUALA LUMPUR: The property market outlook for this year is flat overall with some growth opportunities in prime locations and more focus on areas near public transport lines and affordable housing.

According to real estate services provider CH William Talhar & Wong managing director Foo Gee Jen, the total transaction value for the sector will likely be lower as there will more affordable housing entering the market, although volume is unlikely to drop.

“I believe this year will be the reverse of last year when transaction value was higher because the market was focused on developing properties RM500,000 and up in 2011 and 2012,” he said.

Foo also believed there will be a range of new high density residential developments along the expanding public transport lines.

“The market for affordable houses is those who rely on public transport, (therefore) developers won't go into such housing projects unless the area is supported by infrastructure,” he said.

2011 and 2012 were difficult years for non-speculators. Good news is 2013 will be the beginning of a new era with many many launching of affordable housings. One of the reasons is that the market will be flooded with 1,000,000 affordable houses after the 13th General Election.

In the past 3-4 years, we have seen property prices rising rapidly across the country, primarily driven by artificial demand i.e. speculative activities. The market prices have gone to a ridiculous level to a point that it frustrates both real house buyers and property investors. Most of recent new launches in Klang Valley are priced from RM600psf and above. Developers are only interested in maximizing their profits by offering similar products i.e. mixed development.

However, in the next five years, 1,000,000 quality, affordable homes will be build - both by public and private sectors. This includes 500,000 PR1MA houses, where their prices will be at least 20 per cent cheaper than the market prices.

Now, this is a good news for everyone, unless, you are property speculators.

1. Will this be the end of speculative activities we are hoping for?
2. If you are a property speculators, what would be your game plan now? Sell, maintain or buy more?

Should We Buy Car With Cash?

Dear all,

Let's say you have 120k in cash and would like to buy a new car. What is the best strategy financially?
- To buy the car with cash?
- To pay only minimum amount required?

In the latter scenario, would it be better to stretch the number of year to maximum (9 years) or make it shortest (1-2 year)?

My calculation model shows that paying the minimum amount required and stretch the loan to maximum number of years is the most profitable. But advices that I get from the Internet is to put as much downpayment as possible.

I am confused. Please enlighten me.

Need advise on the best value for all-in-one desktop under 4k.

My requirements are
- Full HD screen
- i7 CPU
- At least 4gb ram

not sure about graphic card as I'm not so techie. Pardon me

mainly usage is for movie and limited gaming

What to do if I want to have this design

If I want to have similar design like this:

1. Can I just show this picture to my contractor and he will be able to do EXACTLY the same? Or,
2. Should I buy all the materials and items (tiles, wc, mirror, basin, shower head etc) first, and only ask them to install?
3. If I were to do #2, where can I get say, similar tiles? Can I just walk into any tiles shop and ask them? What is the chance of them having the same tile & color?

I have purchased a condo and want to renovate it.

But the question is how to start???

I have asked one interior designer company and they said they only accept a 10k job and above.

- Is there any contractor who could also offer input on how to design my unit?
- Is there any showroom I can visit and copy their idea?

Basically I want to have a blueprint / design before engaging any contractor.

I'd like to propose creating a new forum/sub-forum for Renovation, Interior Design, Home Decoration and etc. so that we could discuss everything related that matter to home owners under one forum/sub-forum. This forum/sub-forum should also discuss electrical appliances for home such as refrigerator, washing machine, TV, air-cond and etc.

Currently, it is being discussed in Property Talk forum but I feel it is quite messy since it gets mixed up with property investment, house purchase, financing, legal and etc. which is not to the interest of existing home owners.

Have any of you guys bought shirts from Raoul before? Actually, I had bought three shirts from Raoul. I especially like their tapered fit which is different from normal fit shirts that I use to have from G2000 alike.

I am thinking of buying more from them, until I get to know the wonderful world of tailored shirts. Do you guys think I should get all my shirts tailored from now on instead of buying from Raoul?
