            <description>Good afternoon bros,....&lt;br /&gt;&lt;br /&gt;Among many of us, we invest for Cashflow. &lt;br /&gt;&lt;br /&gt;Hence, it is important at times of today to see if our Cashflow from our passive income instruments may be impacted. In this thread, we will focus on dividend-paying counters in the SGX, with emphasis on SG REITs since REITs have a committed dividend-payout structure.&lt;br /&gt;&lt;br /&gt;1) Capital Mall Trust (CMT) mentioned it will be offering a relief package to its tenants. CGS-CIMB has trimmed its dpu forecast for FY2020 by 2% after factoring in the tenant relief package. For the whole of FY19, the total dpu payout for CMT was 11.87c.&lt;br /&gt;&lt;br /&gt;Hence, a 2% reduction would equate to only 11.63c payout for this year, FY2020.&lt;br /&gt;&lt;br /&gt;2) Sasseur REIT&amp;#39;s 4 malls are still clsoed as of today. If my memory serves me correctly, the malls were announced closed since January 25. With this event, the tenant performance component of the EMA Structure which is adopted by Sasseur REIT will be affected from Jan 25. The tenant performance component constitutes 30% of the gross income to be collected by Sasseur REIT.&lt;br /&gt;&lt;br /&gt;For the whole of FY19, the total dpu payout for Sasseur REIT was 6.53c. Depending on the timeframe for the closure on the 4 malls, how much will the dpu be reduced for, say 1QFY20 ? &lt;br /&gt;&lt;br /&gt;How abt other ctr&amp;#39;s/REITs, bros ? What have you heard ?&lt;br /&gt;&lt;br /&gt;Share price or Unit price will be dragged-down too as the dpu falls.</description>

            <description>As per Title,... &lt;br /&gt;&lt;br /&gt;We preferred to drive everywhere we travel to.&lt;br /&gt;&lt;br /&gt;As a couple, we joined tours and took the public transport, then progressed to renting vehicles to drive.&lt;br /&gt;&lt;br /&gt;When the children came along and started growing-up, it makes more sense to drive in order to be able to enjoy the scenery, to be able to go here we preferred to, and to be able to stop for as long as we like at a particular place no matter how remote and how far from normal public amenities and transportation allow.&lt;br /&gt;&lt;br /&gt;</description>

By mkt close, the HSI pared some gains to close at 26,523.23 points today giving-up 0.1% from the height of 4%.&lt;br /&gt;&lt;br /&gt;On a personal basis for the counter that I&amp;#39;m watching,....&lt;br /&gt;&lt;br /&gt;1) HSBC (0005.HK) rose by 3.5%, closed at 57.900 today. Opened at 56.000 this morning.&lt;br /&gt;2) PCCW (0008.HK) rose by 0.7%, closed at 4.300 today,... but this counter opened at 4.300 this morning, hence, there was no real movement if we look solely at today&amp;#39;s performance.&lt;br /&gt;3) Public Finance Hldgs (0626.HK) rose by 1.7%, closed at 3.030 today. Opened at 3.010 this morning.&lt;br /&gt;&lt;br /&gt;How about other counters, bros and sis ?</description>

Following article explains more of their strategy for the people,.... :-&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;INVESTORS can invest in Temasek Holding&amp;#39;s first retail private equity bond to &lt;b&gt;help supplement their retirement income&lt;/b&gt;, said Temasek chief executive Ho Ching.&lt;br /&gt;&lt;br /&gt;Speaking at a Stewardship Asia forum on Monday, Ms Ho said that one of the things Temasek recognised years ago is that &lt;b&gt;people in Asia are living longer with better economic growth and one of the key challenges is planning and funding retirement&lt;/b&gt;.&lt;br /&gt;&lt;br /&gt;While Singapore has institutions like CPF for retirement, &amp;quot;we think we need to supplement it and companies can participate in this&amp;quot;, she said.&lt;br /&gt;&lt;br /&gt;&amp;quot;One of the things we decided to do is to try and make use of our skills and strengths to create new products for individuals to invest for their retirement,&amp;quot; said Ms Ho who was replying to a question from the audience following her speech.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Take housing as an example which is a chunky investment,  and beyond that home, investors can&amp;#39;t really invest in other assets which are in some ways inflation-linked, she said.&lt;br /&gt;&lt;br /&gt;&amp;quot;So we worked very hard to kick-start the real estate investment trust (Reit). The idea of of Reits is to democratise, unitise  the possibility of investing in different kinds of assets in very small quantities,  so the first Reit was to use shopping malls and convert them into Reits.&amp;quot;&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;&amp;quot;The reason why we did that was we said for the individual investors, the mom and pop investors and the young man or the old lady who wants to invests in the Reit of shopping malls... he or she can go to the shopping mall to see whether the shopping mall thrives, whether people are carrying shopping bags and so on,&amp;quot; said Ms Ho.&lt;br /&gt;&lt;br /&gt;CapitaLand Mall Trust which owns shopping malls was also the first Singapore Reit launched for retail investors.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Temasek is now  in the process of introducing a product that allows retail investors to invest in private equity funds, she said.&lt;br /&gt;&lt;br /&gt;&amp;quot;As you know these funds are open and accessible to many of you but not necessarily to the broad masses.&amp;quot;&lt;br /&gt;&lt;br /&gt;&amp;quot;But by creating a product which is diversified and therefore provides a better risk adjusted return for the individual, we can bring a new category of product to the market for the retail investor,&amp;quot; said Ms Ho.&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;&amp;quot;So quite apart from things like housing this is another way that we as an institution, ...try to bring our skills and knowledge to create products in the future for those who want to invest for their retirement,&amp;quot; said Ms Ho.&lt;br /&gt;&lt;br /&gt;Temasek subsidiary Azalea Group is launching a private equity bond with a tranche targeted at retail investors, a structure which is believed to be a first in the world. Azalea pioneered a similar structure here in 2016 when it launched Astrea III, a series of fixed rate notes whose assets – comprising 34 private equity funds – have a current net asset value of nearly US&amp;#036;1 billion.&lt;br /&gt;&lt;br /&gt;Azalea has lodged a prospectus for Astrea IV on the Monetary Authority of Singapore’s Opera site. It plans to raise a total of US&amp;#036;500 million from the bond issuance, which comprises three tranches, each designed to target a particular risk appetite.&lt;br /&gt;&lt;br /&gt;The least risky tranche is the Class A-1 retail offering amounting to S&amp;#036;242 million. A portion of the retail bonds will be offered to retail investors for subscription via ATMs with a minimum investment of S&amp;#036;2,000.&lt;br /&gt;&lt;br /&gt;Earlier, in her speech, Ms Ho said that companies should not take the easy way out to retrench workers when technologies change. &lt;br /&gt;&lt;br /&gt;Companies have benefited from workers who have been trained in schools  and colleges, funded mostly by governments  and families, she said. &lt;br /&gt;&lt;br /&gt;&amp;quot;We should not take the easy way to retrench the obsolete, when technologies change - we should not throw the problem of skill obsolescence to governments and societies.&amp;quot;&lt;br /&gt;&lt;br /&gt;Businesses must step up, in a tripartite partnership with governments and unions, to upskill and reskill our workforce to be employable and future ready, she said. &lt;br /&gt;&lt;br /&gt;&amp;quot;In short, businesses should not outsource away our responsibilities as a key stakeholder for the common good.&amp;quot;&lt;br /&gt;&lt;br /&gt;----------------------------------------------------------------------------------------------------------------------------------------------------------------------&lt;br /&gt;&lt;br /&gt;Hence, first, it was REITs many years ago, today,........             <description>Hi forummers,....&lt;br /&gt;&lt;br /&gt;My tenant has been renting with me for a number of years. &lt;br /&gt;&lt;br /&gt;Today they are asking for approval to repaint the whole building with a different color than the original white.&lt;br /&gt;&lt;br /&gt;What are the possibly future exposures to this matter ? &lt;br /&gt;&lt;br /&gt;Would appreciate opinions from other landlords and landladys here,...&lt;br /&gt;&lt;br /&gt;Thank you.</description>

            <description>Let&amp;#39;s talk about counters in the SGX - penny counters, big mkt-cap counters, counters that have vanished, etc,..&lt;br /&gt;&lt;br /&gt;Looking at things in another way - yield-counters or not : penny-sized yield-counters, blue-chip yield counters, betting counters, etc,..&lt;br /&gt;&lt;br /&gt;I&amp;#39;ll start with Keppel Corporation. I love Keppel Corporation for its big market-capitalization, having been around for a long time, consistent and twice-a-year dividend payout and very recently, a yield of 7.23% as of today.&lt;br /&gt;&lt;br /&gt;Any other SGX counters that specially appealed to the forummers here ?</description>

Can someon recomend me a free download whch I can downlod and use the software to get a visual imprssion before I start to renovate ? &lt;br /&gt;&lt;br /&gt;I intnd to put the phto of my factory on the screen and thn use the softwre to draw whatevr renovations tht I intnd to do over the imge on the phto.
