auctioned house / rumah lelong

hi

im planning to bid for a house thats gonna be auctioned tommorow, need some advise / tips on what to check for bidding.

so far i've
1. checked with the agent about something called kv8, its some thing to do if the orriginal owner died and didnt include the house in the will, so some of his children can block the sale or something. i only asked the agent, he said no kv8

2. actually go and see the house, its ok

3. asked about pending cukai tanah n cukai pintu, agent said its included in the price

4. asked about pending water/power bills. agent said i will apply for a new water/power meter under my name, so no issue

5. asked the neighbours. they never met the owner. the house was rented since completion

the agent said the owner never paid his installment since the house was completed, so dont think the house was reloaned or anything..

all this is pretty last meniute, so i didnt have time to check with the bank, lawyer etc. can i just trust the agent's word for it?

is there anything i missed?

house is auctioned around 90% of original price.

So i just started this new job, been about a month actually, and there is this one co-worker that i like

What kind of topic should i talk with my co-worker. So that it sound neutral (to avoid the akwardness if she tak layan me) in the same time to show that im interested in her... even some conversation starter would be nice.

remember i still have to face her for many years to come if things go bad... she sits about 10 cubicles from me, thares about 80 cubicles in that office

lately we have been bumping into each other, and had few convos inside the lift, both she started it, proball becouse she notice me making a straight face when i see her, coz im affraid i accidently ter "senyum kambing" (that creepy smile when u reallly like someone/something) lol

it feels like im 15 all over again

or maybe 10 cubicle is to close, the risk is to high and i just should continue (pretending) to ignore her....
