            <description>hi all sifus, this morning my credit card bank called and offering me RM100k with 3.7% interest rate for 3 years repayment&lt;br /&gt;below is the scenario&lt;br /&gt;&lt;br /&gt;1. i have a housing loan with 1mil loan @ 4.5% interest, under flexi loan, so imagine 1 year bank is charging me RM45k&lt;br /&gt;2. now that i have 100k for credit card bank, i will put this fund into my flexi loan account&lt;br /&gt;3. now credit card bank is charging me RM3700 for the next 3 years&lt;br /&gt;4. while for the next 3 years, my housing loan bank is charging me RM40500, so i saved RM4500&lt;br /&gt;5. in short, i am making RM800 saving each year for the next 3 years&lt;br /&gt;&lt;br /&gt;* i understand that housing loan is reducing each year, i am assuming its reducing kinda slow especially i am at the beginning of loan now, most of the repayments go to interest and only little will go to premium&lt;br /&gt;&lt;br /&gt;can anyone confirm my calculation above is correct, and its safe to take up the cash advance?</description>

            <description>i bought a property in year 2010, signed the S&amp;amp;P in October 2010, VP by early January 2011&lt;br /&gt;&lt;br /&gt;is the following calculation correct?&lt;br /&gt;&lt;br /&gt;First year - 30% - Oct 2010 to Sep 2011&lt;br /&gt;Second year - 30% - Oct 2011 to Sep 2012&lt;br /&gt;Third year - 30% - Oct 2012 to Sep 2013&lt;br /&gt;Forth year - 20% - Oct 2013 to Sep 2014&lt;br /&gt;Fifth year - 15% - Oct 2014 to Sep 2015&lt;br /&gt;&lt;br /&gt;which means if I sell my house by October 2015 onwards I don&amp;#39;t have to pay any RPGT?&lt;br /&gt;&lt;br /&gt;any sifu please advise... thanks&amp;#33;  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt;</description>
