Waiting time for Title transfer ?

Hi

Need to hear from people, especially those with personal experience having sold property.

What is the average time needed between the signing of S&P, for the Land Office to approve the title transfer, and finally for the full money to be paid out by the bank?

Let's assume here that everything goes smoothly e.g. no legal problems with the property being sold, etc.

I have heard various opinions. From minimum 3 months, to 6 months till 1 year before the land office finishes their job.

(There are also rumours of sellers having to pay significant "duit kopi" in order to speed up the land office process.... but let me stress that this is just rumours )

Thanks.

Smyx 1Mbps: Strange UPSTREAM bandwidth fluctuation

I have a Streamyx 1M line. Today I routinely logged into my Aztech modem to find that the Upstream bandwidth has dropped to 128k. Turned the modem power off and on again a few times and it went up to 160k. Finally (right now) it's back to the expected 384k.

All the while the Downstream bandwidth remains at 1024k.

From several download tests, the drop from 384k to 128k affects the download speed significantly (~40% slower). Especially more so if I've several concurrent downloads by different apps (e.g. P2P + web browsing).

I've had my share of Downstream bandwidth fluctuations in the past (down to 640k, 768k) but this is a bit weird.

I wonder if this is the fault of the modem, or the stinking DSLAM (Alcatel?) at Telekom.

Anyone else experienced this before?
