buying land with caveat

hi all,
I am interested to purchase a small piece of land in Seri Iskandar.
the land lot is about 4.5acres big, and there are 3 owners on the Grant (geran tanah), each owning a certain percentage of the land.

the issue now is that i would like to buy over the share of the land from one of its three owners. but the person with whom i want to purchase the land from is only the pemegang amanah and theres a caveat. So how do i overcome this problem??

Hi all,
Im planning to get a toyota rav 4, manufactured year 2007...the price, as seen on carlist, is abt rm130000.. Probably can nego for 120k.
Anyway, before i make any long term automobile commitment, would like to get as much feedbacks from owners and opinions from those who have experience with the car...
Please share with me anything u deem valuable..

hi all, i wanna know whats the process of selling off a car, a nissan sentra 2006.
still got some debt left with the bank. i want to sell the car privately, without dealer.
can anyone tell me the process??

and receive money first, then only change ownership, or vice versa?

hi all forumners.

My family and I owns this one house in Taman Rishah, Silibin in Perak. It's an end lot unit with very spacious compound. the compound itself can fit probably another 3-4 house units.
Currently the rent that we charge for that house is only rm300/ month.
But that's not the issue here. We are trying to sell off the house, but there is the problem of its current appearance. it does look old and dull, and probably abit dirty thanks to the current tenant. Anyway, if someone could help introduce me to someone who is able to sell/market the house for us would be wonderful. maybe the presence of a company/firm that specializes in housing investment.

expired tyre

hi all, recently i changed one of my car's(suzuki vitara 97') tyre because one has suddenly torn due to some offroad driving. anyway when i reached a car shop to get a new one, they gave me a dunlop le mans tyre for rm260. this was done in ipoh.
when i got back to kl, i sent the car for servicing and my mechanic told me that the that particulat tyre has expired. it was manufactured in the year 2004.
i was thinking of driving back to ipoh to that shop to get it replaced or refund. bt what if the shop owner refuses to comply? who should i complain to?

hi,
I want to get a new bike. did some research and the kona caldera 2011 looks like the best one for the price range.
can any sifu please give some comments/feedback about the bike?
and whats the best price that i should bargain for. a shop quoted me 2.8k for a set.
also, whats the diffrence between solo and dual air? does solo air mean only one side of the fork has 'air', while the other is just a 'dud'?

vitara manual or auto?

hi all,

im interested in getting a vitara that is manufacture/registered between the year 95-97.
i have seen a few nice ones on mudah/carlist etc, and i have also been surveying 2nd hand car dealership here and there.

anyway, im now down to this dilemma, to get an AUTO[uses fuel injection] one that has all the accessories that I want, eg. roof rack bullbar etc. I need them for a good reason.
or
a manual one[carburetor] but it does not have any of the accessories. its pretty basic.

i need to use the car mostly to be driven to college and on weekends. bear in mind that i stay in a campus, so not much worries abt getting traffic here.
the secondary reason is that the car needs to be used for 'kebun' use. so some 4x4 capability must also be available. thus vitara.

anyway, here's the bottom line question, manual one or auto one? which is more reliable?

hi, im interested to know more abt the Pajero IO. i did some research and i found that the cars' priced at somewhere ard RM40k for a year 2000 model.
anyway, does anyone here drives one. can help give advice abt the car. Handling, FC, maintenance, and etc?
and how does it compare to the slightly older suzuki vitara?

hey is there any diffrence between a vitara produced in the year 1991, 1994, 1997 n 2000?

i want advice abt this vehicle. might need to go off road abit.
n why is it that most of the 2nd hand units are auto, what happened to the manual version?

Jimny ride

hi, i know alot of ppl say that the jimny's on road performance is abot below par compared to other cars otr, not surprising since the model is more than 15years old already.
lets say if i were to drive the car at an average speed of 110kmh, will the jimny do fine at this velocity?

also, is there any way to improve the cars comfort/handling on road, like maybe better suspension to take corners and speed bumps ?

Jimny vs Vitara

hello,
im a 19yo student who needs a vehicle to be driven to college. the vehicle that i m interested is in the 4x4 category.
why? because i need the car to be used off road occasionally(palm estate and other adventures).
Ive done some research on the the cars in that category, ranging from the pick up trucks to the suvs'.
As a student i have quite a low budget, maybe ard 30k or much lesser if possible, so i was thinking of a suzuki Jimny 1.3 or the Vitara 1.6.
Judging by the looks alone, the Vitara seems like a more road friendly car(in terms or speed, comfort) while the Jimny looks really well designed for off road.

So, as a student who needs a car to go occasionally off road, which of these two cars do u suggest. In terms of the FC, comfort on road, maintenance , spare parts, and cool factor(lol).
Other car suggestion are also welcomed.
