calculation of rental yield

hi fellow investors -

I like to get some views on the calculation of rental yield - do you base it on purchase price or current market price?

There seems to be some split opinion on this matter - for easy computation, assuming you bought a property at RM200k five years ago and which you are renting it out at say RM1K per month, and current market value is now RM400k, do you base your rental yield on 200K or 400 K? There is a big disparity of 6% yield vs 3% yield..

Thoughts please..

hi

for the fire insurance bought by management of the building - i understand that this covers the structure of the building and the common areas.

my question is that is it really necessary for an owner to take up a separate fire insurance to cover the unit itself - dont mean the contents insurance.
