            <title>Valuation after SNP and Loan Agreement Signed</title>

            <description>HI everyone, &lt;br /&gt;&lt;br /&gt;I hope to get clarification from you all as my banker called my bf up and informed a proper valuer will do a valuation on his unit soon, and asked him to prepare a certain amount of money for that.&lt;br /&gt;&lt;br /&gt;However, he has received Acceptance Letter from Axxxxxxx Bank, and he has signed SNP and Loan Agreement.&lt;br /&gt;&lt;br /&gt;May I know if this valuation is proper since he has gone through the signing ?&lt;br /&gt;&lt;br /&gt;Is it only that lousy Axxxxxxx Bank has such policy or all banks are the same? Cause I&amp;#39;m wondering, what if current valuation is lesser than the amount banker informed him, means he has to topup by his own? And this is effect the loam amount which stated in Loan Agreement.&lt;br /&gt;I just cant accept this scenario  &lt;!--emo&amp;:stars:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/rclxub.gif' border='0' style='vertical-align:middle' alt='rclxub.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;Hope to get explanation or suggestion from you all, thanks.</description>

            <title>HELP : my colleague got body odor</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;My colleague has body odor problem. Every time he back from lunch(I think he sweating after walking under the sunshine), his body sure produces odor, and he is sitting beside me &lt;!--emo&amp;:x--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/doh.gif' border='0' style='vertical-align:middle' alt='doh.gif' /&gt;&lt;!--endemo--&gt;  I&amp;#39;m almost breathless when he passes by my seat. May I know should I inform him about this issue? Or any way to let him know but with no offence? I&amp;#39;m understand this is not his wish but ..... this is so dilemma.&lt;br /&gt;&lt;br /&gt;Last time my colleague(the other girl) had google, actually this informing should be done by HR department. However, my working place is just a small company, no HR department. So what should I do?&lt;br /&gt;&lt;br /&gt;Thanks in advanced for the opinions and suggestions.</description>

            <title>Bumi Lot Question</title>

            <description>Hi everyone,&lt;br /&gt;&lt;br /&gt;Recently I have bought an completed apartment , leasehold and CF not issued yet. I have signed my S&amp;amp;P but not yet execute since CF not issue out.&lt;br /&gt;Then viewed some thread, they claims that if the 1st purchaser is Malay, then the unit will mostly is bumi lot.&lt;br /&gt;Called to developer and verified, they claims that unit has been transfer name from Malay owner to my name. So my unit status is bumi lot or non-bumi lot?&lt;br /&gt;If it is bumi lot, what is the problem I will face in the future?&lt;br /&gt;&lt;br /&gt;In my S&amp;amp;P, it doesn&amp;#39;t stated any BUMIPUTERA LOT or BUMI LOT.&lt;br /&gt;&lt;br /&gt;Owner and agent said that it is a non-bumi lot, but I now called the developer they said it is a bumi lot. If the owner lied to me then is the S&amp;amp;P deemed null and can I get my 10% deposit back plus compensate lawyer fees?&lt;br /&gt;&lt;br /&gt;Any opinions &amp;amp; advice are appreciated</description>

            <title>50% Stamp Duty Exemption for House Purchase</title>

            <description>Hi everyone, &lt;br /&gt;&lt;br /&gt;Proposed in Budget 2011&lt;br /&gt;&lt;br /&gt;    * 50% stamp duty exemption will be given on S&amp;amp;P/SPA with residential property price not exceeding RM350,000.&lt;br /&gt;    * The exemption is granted on the first residential property purchased by Malaysian citizen and eligible to be claimed once only within the exemption period.&lt;br /&gt;    * Eligible for S&amp;amp;P/SPA executed from 1 January 2011 to 31 December 2012.&lt;br /&gt;&lt;br /&gt;I have sign S&amp;amp;P for a property currently and 1st time buyer, but now just pending CF for my lawyer to continue proceed.  &lt;br /&gt;My property costs more than RM250k (that&amp;#39;s why no discount before Budget 2011 announce), and my S&amp;amp;P signed on Sept 2010.&lt;br /&gt;I assume my S&amp;amp;P not yet execute,  right?&lt;br /&gt;If let said house CF delay until next year Jan, am I qualified to get back my 50% discount?&lt;br /&gt;&lt;br /&gt;All opinions and advices are welcome, thanks&amp;#33;</description>

            <title>Property with NO CF</title>

            <description>HI everyone,&lt;br /&gt;&lt;br /&gt;I planned to buy a subsale property, it is new and currently not out CF yet. According the 1st hand S&amp;amp;P, the property has been developed from 1st Nov 2007 and agent told by this next 2 month, November, it should be getting the CF.&lt;br /&gt;&lt;br /&gt;Just now a clerk from law firm, called me and ask me this question :&amp;quot;Why not you buy after getting the CF?&amp;quot;&lt;br /&gt;Initially I didn&amp;#39;t think much on that, but after her words, Im quite worry on that.&lt;br /&gt;The owner persists to get the balance booking fees on the S&amp;amp;P date, and he told that CF will be given on next year(I think Jan or Feb).&lt;br /&gt;But the clerk informed that actually by procedure, the balance fee should be keep at lawyer firm 1st. Anyone know the public security around, and population around?&lt;br /&gt;Since it allocated at the mid point of 2 LRT, it should be considered a strength point, right? But nearby got Pinggiran Cempaka, Axis ...             <title>HELP&amp;#33; Need advice on buy property</title>

            <description>Hi everyone, I&amp;#39;m newbie on buying property. Wanna seek some advice and opinions here.&lt;br /&gt;Currently I&amp;#39;m interesting to buy a sub sale condo property which costs me around 280k.&lt;br /&gt;I&amp;#39;m 25 years old and my gross salary around 3k, and I have no commitment with credit card, no car loan, &lt;br /&gt;no study loan and etc.&lt;br /&gt;&lt;br /&gt;There is a lot of question I want to ask here :&lt;br /&gt;Q1.) The agent told me that required prepared at least 10% of the condo price, and 2% will&lt;br /&gt;         be given before signing S&amp;amp;P, so how about the rest? When to pay the rest 8%?&lt;br /&gt;&lt;br /&gt;Q2.) May I know the 1st 10% of the condo price, is it included under down payment? Let say when I&lt;br /&gt;         apply loan, and I stated my down payment is 20%, and I would like to loan 80%. During the sales &amp;amp;       &lt;br /&gt;         purchase process, I already spent 28k(as agent told me prepared 1st 10% of it), the 1st 10% is      &lt;br /&gt;         considered down payment? Or I need to find another 20% as down payment?   &lt;br /&gt;&lt;br /&gt;Q3.) The agent told me that please ensure my loan is approved before paying the 2% of the&lt;br /&gt;         condo price. But what should I do to &amp;quot;ensure&amp;quot; of it? But I&amp;#39;m also understand deposit use to protect seller what if my loan rejected &lt;br /&gt;         and he/she missed potential buyers. So conclusion is ??&lt;br /&gt;&lt;br /&gt;Q5.) Recently I have tried the calculator at &lt;a href='http://www.fiscal-wise.com.my/' target='_blank'&gt;http://www.fiscal-wise.com.my/&lt;/a&gt;&lt;br /&gt;         I have calculated the MRTA, S&amp;amp;P, Loan Agreement and Fire Insurance. So may I know what else &lt;br /&gt;         charges I missed? The figures I get from calculator, is it exactly same as while I&amp;#39;m really&lt;br /&gt;         buying?&lt;br /&gt;&lt;br /&gt;Q6.) Related Q5. I tried to set my mom as Joint Borrower, and now she is 49 years old. But the &lt;br /&gt;         system prompt me error that our total ages is &amp;gt; 65. Is this all banks&amp;#39; rule? Got any exception?&lt;br /&gt;&lt;br /&gt;Q7.) The MRTA and Fire Insurance only pay once when we bought a house or pay every year?&lt;br /&gt;&lt;br /&gt;Q9.) I have read some article that installment should be within 1/3 of salary.
