Upstair condo neighbour unit water leaking

Hi all

Have this condo but the unit upstairs not sure why keep having water leakage

Complain to management no use and the owner is uncontactable

What other course of action that can be taken?

dear all /k expert

stupid me went to this factory thinking it would be cheaper to get from them a standard lock

wanted 3 but purchased only 1 to try first

Was charged RM50 for it

Went to hardware store nearby for the other 2 and it is only RM20 each

Obviously became a waterfish to that factory

My question is now - is there an avenue for me to complain on the crazy price? Consumer Tribunal or KPDNHEP?

Do we need to pay MOT if we buy from developer?

Someone asked me this but when i check my last property purchase from developer there's no such payment

But if you buy subsale, surely there's MOT

Buying property quandary

hi,

bought a property recently by paying 2% booking fee

Will sign the S&P soon next week

However the vendor / seller suddenly want to state in the S&P that the redemption will only be done by end of April (This is due to their bank loan lock in period will only end then)

So in order to save penalty fee to the bank, they want to impose this condition

Of course i don't agree to this because this was not stated upfront and also only make known after i paid the 2% so my 2% is stuck there now

After checking with my potential lawyer for this deal, according to him, we can disagree and not put in the S&P but there is NO stopping the vendor / seller to drag the redemption to their bank for a few months or even a year to complete

The extension due to this drag will only be compensated to me via extension of time to me and no monetary compensation

I find that strange as in that case then we buyer / purchaser are not protected at all. We are at the mercy of the vendor / seller?

Checking the standard S&P, i can't find any clause which will penalized or disallow the vendor / seller if this scenario happened

Only me the buyer / vendor will be penalized 8% per annum if i cannot complete the deal in 3 months time

Any help to shed light or advice on this is much appreciated.

Also anyone experience this before?

i called up this guy who used to work permanent at an authorized car dealer

now he claimed that he is working part time for this car dealer but full time with another motor trading company which specilized in selling new car for 3 different brands

he claimed can get car faster than the authorized dealer

i havent submit anything to him to process the loan

any risk at all and got such thing?

I'm buying a subsale property

The seller does not want to engage any lawyer from her end so only use my (purchaser/buyer) lawyer

1) Do i pay more to my lawyer in this case compare to the seller engage her own lawyer

2) In this case, who pays for the income tax submission fee for seller (since she does not have a lawyer)?

3) In this case, who pays for the discharge charge fee from current owner (seller) bank since seller does not have a lawyer?

Buying properties especially for flipping, need to consider few factor as below which may affect the resale value later

1) Facing T-Junction

2) Near High Tension Wire

3) Near TNB sub station

4) Near oxidation pond (is oxidation pond equals to indah water waste / shit processing plat???)

5) Facing West? or direct sunlight in the afternoon

Please add on and discuss whether any of this factor is your concern?

Any special tax need to be paid if purchased

Yesterday when i on my PC, it doesn't turn on (with the monitor also blank)

Only got 3 sounds of beep....

I tried unplug and plug back my RAM but still the same thing

What is the problem?

a window xp installation was put inside my pc cdrom and then enter recovery mode. the setup file was copied to my c drive whereby now everytime i start up my pc, it will auto goes to the xp setup installation screen.

how to disable that?
