Remove name from joint house loan

Hello fellow /k,

I have a joint house loan with my wife from when we bought our first house 10–12 years ago.
Now, I would like to remove my name from the loan and transfer the ownership to my wife only.
Is this possible? Has anyone done this before?

I did some googling/ChatGPT research, and I think I understand the ownership/geran part (need to do this and that).
I’m just not sure about the loan part. ChatGPT mentioned that my wife would need to refinance the house to remove my name from the loan.
Is that true? Can the bank just remove my name and keep the loan as it is?

I’ve called the bank to ask about the process, but they just keep telling me to go to the branch and inquire there.
I just want to prepare beforehand before going to the branch. Don't want later "Oh, actually you need to do this and bring these documents first," and end up wasting time.

As tenant, is there a way to avoid from getting high rent increase from owner? like, maybe state in agreement that owner cannot increase rent more than 30% every year?
As owner, is it against the law if we want to increase rent as much as we want? provided there is no mention in agreement about rent limit between owner and tenant.

Is it normal to mention rent increase limit in agreement?

Need some advice.

My bro in law (BIL) out of the blue want to apply PL - reason is do business - not sure about the amount - 20k ~ 50k maybe.
After discuss with his wife (my sis) and me, he still want to apply PL.
We know we cannot stop him thru verbal. So we did some reading that to apply PL, he need to supply spouse info.
So we assume bank will call his wife to make some confirmation (maybe? or the bank will not call at all? then we are doom).
Is it possible for her to not let bank approve her husband PL when the bank call?
or is there any other way to not let the PL being approved?

TLDR
- wife want bank to not approve her husband PL when bank call her to confirm about her info in PL information.

update:

the mother came in later
i offer to take to the hospital, she refused, she said her insurance can handle
i offer to take them to balai to make a report, also she refused
later she took a picture of my ic, and i took a picture of her kids ic
before we left suddenly she told me to delete the picture and not make a report
i was like 'wtf'
i told her she need a report to claim insurance
but she keep told me to not make a report and said her insurance can handle
i was like 'eeehhhh??'

thanks to persuasive comments from /ks, 10.30 pm i went to balai polis and make report.
i asked any saman for me? the sarjan said "noooopee..ill handle it"

My HR Manager just resigned.
All her jobs pass to her staff - a HR exec named A.
This lady A did all the jobs, no problem at all.
Later I heard management will hire new HR Manager - a person from other company.
Why the heck they don't just promote the lady A since A can do all the previous HR Manager's jobs?
Why need a new manager from outside?

Since y'll hate TLDR, I give y'll point format

- my kilik is a girl, contract based, been with company almost a year
- i hv crush on her since she join the company but i am too afraid to approach her, i hv problem with women
- i've done a lot of background check on her..
- she is kind of kampung girl but live in town. religious but moderate. never have boyfriend. waifu material. love kids too.
- later my friends notice her and ask me to 'kirim' salam, i said ok but with heavy heart
- last month my friends made a move and ask her out, i even gave him tips for their first date - i feel soooo down after that
- i tot i can forget her but i can't and the feelings evolve deeper and realize it is no longer a 'crush'
- every time i see her in office my day feels complete and all trouble gone
- if she absent, i will moody
- i always take a peek on her and realize she also did the same. whenever our eyes meet, we quickly and awkwardly look elsewhere
- if we suddenly stumble, she will stutter
- last month i decided to fb msg her and she reply - happy
- but last week i heard the company will not renew the contract and she confirmed that
- her last day is 4 days before her birthday. i plan to make a card for her stated that "You are one of the most interesting person i ever know"
- should i really do that? she is currently in relationship with my friend but not serious.
- i dont want to betray my friend but if i don't tell her my feeling, i will regret it for the rest of my life..

The story is:

Our client website which hosted in our server load very slow.
I've done everything to fix it but still very slow.
I suspect the infra/network issue but they denied.
So I upload a sample website to my company's server and my own hosting.
When I perform a load time test, a sample website on my company's server load average 15s while a sample website on my own hosting load average 2s.
Then during the meeting with the tops, when I mention about I have my own hosting outside, my big boss mock me "hoooo ada server sendiri tu"
Sgt sedih ok

Current job description:

- Web/App/Portal development using Sharepoint 2013 (Web Part)
- Shrarepoint Server 2013 set up & management
- Database design & management
- Sharepoint 2013 web/template/design (design -> html/css -> masterpage)
- Sharepoint 2013 content management including workflow and document management
- Sometimes will do open source development using PHP/Wordpress/Joomla
- In the future might include mobile apps development (android)
- Also involve with web security (pen test, WAF)

So guys, please advise me what cert/training should I take to sharpen my skills and have market value?
Is CEH (security aspect) provide good training/lesson material? My friends said the course quality and value dropped already.

Really appreciate your feedbacks.
