Hi all,

I'm planning to rent a small business space in one of the shoplot in KL to sell F&B such as Oden, bubble milk tea, hot dog, instant noodle etc (Preferable using the gas stove instead of electricity stove) ..

May i know what sort of license do I need to go and apply ? Newbie here, so appreciate if all the sifu can shed me some lights..

2) Open a bank account

I would like to buy a new property for investment and here's my criteria:

Price: Below 600k
Location: Around KL/PJ/Subang area (preferable near to the LRT/MRT station)
Age: The property is not older than 5 years
Property Type: Any (studio/condo/landed)

ROI at least 6%, and there's room for appreciation ..

Any suggestion ?

Concern - Mark up selling price in S&P

Hi all,

I bought a house for 300k 7 years ago, and i got a prospect offering me 600k with one condition - he's asking if it's okay for him to mark up the price in the S&P...
What do you guys think ? Is there anything I should be aware of ?

1) As i understand, i dont have to pay for the RPGT as the property is over 5 years ..
2) Do i need to file the income tax for the profit i made ?

Any other things that I missed ?

Hi all,

I purchased and signed the S&P for my newly bought property in August 2016 ..
However, the SNP cover page has been altered by the lawyer, and the S&P date is in Feb 2017 (that's 6 months difference from the date I signed the property) ..

I called the lawyer this morning, they told me that they got the instruction to do that from the developer ...

Are they allow to do that ? What action can I take ?

Does anyone knows what is this arabic resturant ? if i'm not mistaken, it is a Yemen restaurant (can tell by the country flag hanging by the wall) ... My friend went there couple weeks ago and said the food there taste really well (but forgot about the restaurant name) .. Let me know if you know the restaurant name as me and my friend plan to go there makan ..

P/S: Appreciate your input if only you are sure about the restaurant, cause it's quite far from where i'm staying

1) The building / project has to be new [max 5 years old]
2) Walking distance to LRT station (not MRT)

I'm selling my first property through agent. Can anyone advise what I need to pay?
I bought it 200k, now selling it for 350k. Agent will charge me 2%.

This is what the costs I know I need to pay :

Agent fees: 2% of 350k = 7000
Loan lock in period = 3 years, so no penalty.

Did I miss anything else ?

Recently I just purchased a property together with one of my friend ..
Due to her CTOS problem, the loan is under my name only, but the S&P has both of our name..

Question:
How do I protect myself if the following occur:

1) She didn't pay me 50% of the instalment every month ?
2) Touch wood - she passed away ?
