Dear Sifu,

Any recommendation how do find landed house for sale which is renovated & design by designer/architecture?

come across one landed which is renovated by architec.. which is very good taste but before my final decision.. preferable to have few option..

If there is any sifu with designer/architec unit.. can PM me..

1) within 8KM to Bandar sunway
2) Landed property buildup 2600++
3) land area 22*70 ++
4) Below 1.1m (preferable below mv & able to get full loan and cover lawyer part, so i have extra money for reno)

Contract Validity period

I have a contract for 5 years, start from April 2014 - April 2019. But on January 2016 i was send(sponsor by the company) to study/take course for 6 month with basic salary paid(This course is additional 2 years contract).

So may i know for my 1st contract, it will end on April 2019 or it will end on October 2019 ( additional 6 month from the 6month away for study)?

Lawyer forget to apply Stamp weaver

Lawyer forget to submit/apply stamp weaver for first time house.

Last month the clerk said will submit for refund.

1st week said will submit
2nd week say will forward me the proof of submission
3rd week say LHDN system down
4th week no respond.

This firm is funny.

I purchase a house A on Feb 2016 and i purchase another house B on Aug 2016.

I want to get weaver for House B as House A still in process under developer consent letter then the lawyer B said cant submit for weaver as i already bought house A ( but house A still in process in lawyer side as it leasehold/KL. )

thus on the house B only my wife is entitle for stamp weaver and the lawyer clerk (i think) forget to submit stamp weaver for my wife portion.

My concern is.. first they didnt submit for stamp weaver.. they can get back refund for stamp weaver after that?

Dear All,

Just a cautios reminder not to pick RETRIX INTERIOR DESIGN! below is my experience.

Picked they service via kaodim.com, they quoted

1) Wiring for plug RM 130 per plug x 10 ( conceal )
2) Dismantle n install aircond RM 600 (conceal wiring)
3) Install pendant light RM 100
4) Repair 4 point RM 90
5) Dismantle n install two heater RM 100
6) Dismantle and install new fans with conceal RM 120

Total : RM 2210.00 (job will be done within two days as promise by them)

My bad experience for this Contractor is

1) Irresponsible
- They just throw all the rubbish into rubbish room of the level, instead of throw it on LG1 which management already prepare the dump area for contractor
- blaming owner for not informing them, THEY ARE THE EXPERIENCE contractor and they didn't seek for building management or guard where they should dump the waste.
- penalty by management for RM 100.00.

2) Can't deliver the work.
- said can be done within two day in which i had arrange lorry for the 3rd day for moving in, but they cant finish the job.
- First day early half, ONLY 1 WORKER IS WORKING.
- Forfeit RM 250 by transport lorry.

3) Didn't seek for building management about what is do and dos'nt of the condo.
- They installed the aircond and the pipe they just put it right outside of our window unit and the water dripping to below floor.
- Blame owner for didn't inform them. but as per the building management all contractor will come to management office first to understand the do and dos'nt before the work start. they even provide me a tons of contractor number and ask me to tell this RETRIX ID to call each of this contractor how they procedure when receive condo reno.
- management holding my deposit of RM 500.00 until this pipe issue is solve.

4) incomplete work.
- The fan and 1 more plug is not working.
- No respond from RETRIX ID.

5) They sub out this reno to outsider.
- We contact the workers who reno our unit and he said, why calculative? we already help you free install water heater/fan/1 additional plug but the facts is we already paid for the listed item! i believe this RETRIX didnt pay them for the mention item.
- I give additional RM 50.00 to the worker to use machine discharge the clogged drain but i believe they didn't do it(as they tot we are demanded free install water heater/fan/additional plug, so they just rage and didnt do it) and the drain still clogged(no return of RM 50).

I just want to let you guys know dont fall for this 3rd rate contractor. Thanks god i just pick them for above service, as i was planning to install 20ft kitchen cabinet. lucky i get to find out this 3rd rate contractor.

Ayam kena saman + clamp at diamond square jalan gombak..

Ayam first time go there.. 30min jerr.. mana tau go back to car kena clamp ( 40% of the car at there kena claim )

Need to release the clamp need to call DBKL + RM 50 (clamp release) + RM 30 (Saman, WITHOUT PROVIDING PARKING TICKET) (yg bodoh cakap illegal park or double park.. for your information the summon is RM 100 for illegal park)

Ayam felt that DBKL masuk his hand into my pocket to take ayam RM 80.. as no bayar on the spot.. the car cant move.. if no pay within 4 hours.. the car kena tow..

it just that lupa + Sengaja no bayar parking tic.. then kena clamp.. i was expecting saman.. but clamp dtg.. i guess today DBKL can earn 10k..

+ Ayam wallet only got RM 20.. so ayam walk to bank rakyat.. ATM down.. then ayam walk all the way to shell but shell dont have ATM and ayam walk another distance to Petronas to withdraw money..

Dear K'tard

Sunday i go cek cek my car *godcar vios*.. got extra sound happening in my car..

So first when to car shop and the comment

1) 4 absorber is down * RM 280 each with service charge *
2) 2 front bearing is down * RM 360 each with service charge *

and quote for RM 1485.. ( i said come back later as i still got warranty for my rear absorber )

And i went back to the other shop that i change my absorber and the foreman check

1) Rear absorber is in good condition
2) front absorber have to change * RM 230 each exclude service charge *
3) front bearing is in good condition
4) rear bearing right handside is faulty * RM 450 each exclude service charge *
5) and other as per attachment he said..
6) Charge me RM 20 for quotation
7) They say have warranty of absorber last year.. (1)one year warranty and i go back this foreman say no.. but the foreman service my car already resign and open shop at other state.. what more frustrated is that the bladdy face.. say no warranty for absorber even it original..

Then got recommend from friend to go other shop * more honest they said

Then went to the 3rd shop

1) front absorber have to change * RM 210 each with service charge *
2) rear bearing is faulty * RM 310 each with service charge *
3) foreman said.. other still can use.. but if you want change now also can.. but it quite a wallet burn and i suggest u come back after 3/6 month then only change.. as cny is nearby.. dont burden yourself so much..

and i stick to 3rd shop to make my car great..

my advice.. go triple check for price if your gonna go for big repair or change spare part..

Any CyberCafe in Cyberjaya? As currently i only found Kanchenjunga but it open quite late.. Sometime 12pm.. sometime 11:30am..
