Hi, I'm in the midst of expanding my bakery business from online to offline (the premise is located in Cyberjaya in early 2022). Currently sole prop and looking for partner(s) for PLT or Sdn Bhd.

Hi,

I'm running a company under sole proprietary. So i travel a lot for delivery to customer, buying stok kedai and what not. Cut long story short, i had an accident and my car was claimed total lost.

Now, im using my FIL old Toyota Unser in which a total gas guzzler. After 6 months, i tak tahan already, with all expenses goes to fuel and frequent visit to workshop even though i admit the Unser is a good workhorse.

Im planning to buy a car, however i want to place it under my company as it will be mainly used for business purposes. However, i stumbled upon a car subscription plan in which i pay a fix amount of fee and all car related expenses (Road tax, insurance, service except fuel) is in a fix monthly, yearly amount.

Just want to gauge opinions for you guys. what is the best for me to get a car? buy outright or subscribe?

Hi All,

My friend in a verge of being sacked from her current company because she had an unusual sensation (nausea, arm & leg numbness, shortness of breath, dizziness) while working in her new workplace. Let me give u chronology of the situation.

August
Got a job in a new company. Better salary, less workload, excellent benefit especially insurance.

September
Started not feeling well, almost collapsed at office, warded in KPJ for 3 days, all medical test return normal despite her still not feeling well. Doctor advised to see shrink under reason Panic Attack, she refused. When come to office, the sensation comes again. Got MCs from KPJ for 1 week.

October
Still not feeling well. Go to see mediator. They said she is a victim of black magic targeted to her. Not convinced, she approached 3 other mediator and all of them gave same 'diagnosis' with more less same description (work related). Begin traditional treatment. Get MCs from KPJ & Colombia Asia every now and then. Still not feeling well

November
Still not feeling well. Still under traditional treatment. Went for 2nd medical test, all return normal, doc said you have to manage stress. Her boss started sending long email & whatsapp about her absenteeism. Possibility for her to be sacked is high due to her MCs. She is now thinking to resign as she not able to focus on her work due to 'that' thing keeps make her not feeling well. Thinking to apply 3-6 month unpaid leave for traditional treatment. Once ok, will continue work because she love her job right now.

Questions
1. Can an employee be sacked because of too many MC? The fact is the MC given is from reputable hospital not some chapalang klinik in Pudu area. FYI MC is still within her available MC, i think 25 days

2. The fact she still not feeling well despite 2 medical report return negative, what is the best approach to tell the management about her situation rather than telling them 'i kena buatan orang'

3. Which is better? Voluntary resign or dismissed by her company? If resign, need to pay 3 month salary in lieu. That susah.

Any constructive opinion is highly appreciated.

Drove off with fuel pump

It happened to me dis night. I was tired after a long day in office. Came to shell around kajang and begin to fill up my car.
Then I,went to toilet after that I just drove off. Then I heard a loud cling sound only that I realized I drove off with the fuel pump still attached at my car.

The pump attendant quickly approached me and said that I have to pay rm250 for repair. Of course I said no money, then she asked me my details like ic no, name n phone number in which I reluctantly obliged.

So sifu, I want to ask what are the procedure for my predicament? Do I have to pay?

*No troll please, yes I'm a man, yes this is my first time and yes it is an accident and lastly I'm responsible for my mistake. Please advise.

Personal Loan after apply housing loan

Hi /k,

Last month i placed RM2000 booking fee for a house in Dengkil (RM420k). At that time, i have around RM45k of saving for 10% DP.

Unfortunately, last week my mom admitted to hospital, and the cost for her surgery is around RM40k++. To make it worse, she dont have any insurance so I have to use my saving for her surgery.

That being said, now i have difficulty to pay my DP since all my saving goes to her surgery.

My question is:

1. Can i apply personal loan, let say RM50k once bank approved my housing loan to pay my DP?
2. Any other way for me to get RM45k (legally) to pay my DP?
3. I have RM10k personal loan, can i apply another personal loan?

Footnote:
1. It's a joint loan
2. Combined income: RM5200
3. Total commitment: RM423 monthly (CC and personal loan)
4. I have a house subsidy from my company (but payable until i get individual title IF i can get the house, so affordability is not a big question)

For those who don't want to click, summary below.

1. Saw mudah ads, apt ground floor selling @ RM295k
2. Approach agent nego RM280k
3. Asked 6 banks for indicative valuation
4. 4 replied: Min 210k - Max 240k
5. Nego again for RM250k
6. Agent (owner) die die want to sell it @ RM275k.
7. TBC...

So agent assured me, if i applied loan with his banker, i will get valuation RM275k hence no additional topup required. Just prepare 3% earnest deposit only. He also assured me that if i don't get 90% financing, deposit refunded

The question is if major banks value the property lower than asking price, then how he assured he can get the valuation of RM275k?

If he managed to find bank(s) to finance up to 90%, but i don't agree with the rates. Does my deposit hangus?

Any other suggestions to add clause in booking form so that i will be covered and deposit wont hangus?

Hi All,

Im planning to publish my website for business purpose (bakery industry). After doing some research, i'm really interested in Squarespace. Reason being:

1. They have a really gorgeous template and themes. They look professional and neat.
2. For noob like me who dont have any HTML knowledge, their WYSIWYG is very easy to use.

But:

1. Their price is quite on the high side. $96 per year (cheapest plan) = RM313. However, the price is justified with all the hassle if you buy domain, hosting, template/theme separately.
2. Their built-in e-commerce payment gateway is not compatible with Malaysia.

Question:
1. Is there anyone here who use Squarespace? How is their reliability, performance etc on your site?
2. Some honest review about Squarespace
3. Will you recommend me to use Squarespace or other hosting?

When the daughter of British rock star Bob Geldof took a photo of herself and her son Astala, a ghostly interloper seemed to get in on the act.

An unexplainable image of a mysterious hand appeared on socialite Peaches Geldof's shoulder when she took the photo of herself and her son in the bath. When she posted the photo on Instagram she wrote:

"Close up shot of the mystery ghost hand in pic I took of Astala and me in the bath!! And no that isn't my hand -- one of mine was round his waist to hold him during the photo, the other holding the camera to take the shot. While skeptics might explain away the hand as merely an effect of double exposure, Geldof says she thinks the hand could belong to the ghost of the previous owner of the house where she lives with her family in Southeast England.
