Mega mergers tend to create monopolies which resulted in less choices for consumers- as u know the biased spineless local medias never mentions this poblem...and means less chance of getting looan approval for house buyers as less banks to choose from, like pay per view tv monoploy and last time even P1 attitude" take it or leave it"..im sure seasoned investors faced this poblem before, where bank A and B rejected his loan but bank C aproved...if bank A bought bank B and C than how many banks left?

Buy property with existing tenant

Lets say u just bought a property with existing tenant, later u found out that the tenant hasnt paid 4-5 months, or those stubborn types, if i aksed the law firm to put the term "full balance release upon vacant possession", will this solve the problem?? Who will check whether the tenat has moved out, and what if they refused to move out after all the S&P signed?? Will i have to get court order and time consuming process and how much the cost?

Before u cast yur votes, think of the policies that the political parties will soon implement..

Recently we read news of the " vehicle scrapping policy for cars older than 15 years" will be implemented...

Wat will be the consequences??

If the policy made mandatory, many housebuyers will be unable to obtain housing loans, due to their CRISS comitment for the new car ( more like forced to buy u know- wat-brand la)..i have seen these problems many times, unable to get loan due to extra comitment for car loans...

The result will be a drop in house prices as many buyers failed to get property loans..

That means buy straight from developer, no lawyer, valuation and stamping fees for SPA??

Damn than those who bought subsale recently must be pounding their chest...went there a few times since last year, many banners still many unsold units, many owners holding on want higher prices, if buy from developer no need pay SPA fees than many sellers in big dilemma
