These two groups would be unhappy. Maybe even furious.&lt;br /&gt;&lt;br /&gt;Headlines about property have been like this, of late: Is it time to buy? Is it ‘still’ a safe investment? Is there light at the end of the tunnel?&lt;br /&gt;&lt;br /&gt;There is a missing question: “Will prices fall further?”&lt;br /&gt;&lt;br /&gt;Much depends on the location, type of property and developers’ track record, said Johor-based KGV International Property Consultants.&lt;br /&gt;&lt;br /&gt;It also depends if one is buying into an overhang project – completed units which remain unsold after they have been certified fit for occupation.&lt;br /&gt;&lt;br /&gt;Executive director Samuel Tan said the percentage of discount for overhang units is higher.&lt;br /&gt;&lt;br /&gt;When Chinese developer Country Garden Pacificview Sdn Bhd advertised its Danga Bay, Johor Bahru, project at 50% discount for about six weeks starting in early June, earlier buyers were angry. New buyers were delighted.&lt;br /&gt;&lt;br /&gt;A Singaporean buyer, Hassan (not his real name), who bought an apartment unit in 2015 for RM1.82 million, was shocked and upset. Overnight, his unit was worth about RM900,000.&lt;br /&gt;&lt;br /&gt;“The drop is significant. I can accept that property prices do fall, and have fallen because of the Covid-19 pandemic. Even then, I was shocked to discover that it was by so much, as though a calamity had occurred,” he said. It was his holiday home.&lt;br /&gt;&lt;br /&gt;Another developer who halved prices was Klang Valley-based developer Tropicana Corporation Bhd in early August.&lt;br /&gt;&lt;br /&gt;Prices were slashed at 10 commercial and residential projects in the Klang Valley, Penang, Johor and Kota Kinabalu. Buyers were also offered incentives such as zero downpayment, 100% financing and free maintenance for up to 10 years.&lt;br /&gt;&lt;br /&gt;A government-linked developer also halved prices for some of its remaining units located near the National Science Centre in Bukit Kiara, Kuala Lumpur. The units were originally priced at about RM4.5 million each. It is not clear when these units were sold.&lt;br /&gt;&lt;br /&gt;Each of these three cases involved unsold completed units. Both Tropicana and Country Garden Pacificview cited “current market conditions” and “changing requirements of the situation”.&lt;br /&gt;&lt;br /&gt;Country Garden Pacificview brand manager Suria Mohd Sidin said that “in view of the continued impact of the Covid-19 pandemic, Country Garden Danga Bay project is proactively adjusting its marketing and promotional strategy to meet the changing requirements of the situation”.&lt;br /&gt;&lt;br /&gt;“It is merely the company’s independent business action in response to the market,” Suria said.&lt;br /&gt;&lt;br /&gt;Tropicana Corporation group managing director Dion Tan said it was important to react to the current market condition with “the right customer-centric campaign”.&lt;br /&gt;&lt;br /&gt;The GLC-linked developer was not reachable for comment but a source familiar with the project said the developer had been cutting prices several times.&lt;br /&gt;&lt;br /&gt;“These are the ‘less desirable units’. The project is more than 10 years old,” the source said.&lt;br /&gt;&lt;br /&gt;These 50% bargains from developers – the first ever in the Malaysian property sector – underscores the high number of completed units still unsold, which are a millstone around developers’ necks.&lt;br /&gt;&lt;br /&gt;According to three agents for Country Garden Pacificview Sdn Bhd, which is part of China’s Country Garden group, it had a stock of about 1,000 units and needed to “to sell them quickly”.&lt;br /&gt;&lt;br /&gt;The promotion went on for about six weeks and ended in mid-July. About 200 units were sold, half to Malaysians and the rest to Singaporeans.&lt;br /&gt;&lt;br /&gt;The agents also said the company was “likely” to have another promotion in a few months to clear the rest.&lt;br /&gt;&lt;br /&gt;Studio units with an original price of RM537,368 were being sold for RM273,000. Units similar to Hassan’s three-bedroom unit went from RM1.82mil to RM957,000.&lt;br /&gt;&lt;br /&gt;The value of unsold housing and serviced units combined amounted to RM38.6 billion at the end of March, the National Property Information Centre reported. It would be a lot higher if other types of property are included. Johor has the largest overhang stock.&lt;br /&gt;&lt;br /&gt;KGV’s Tan said the state is experiencing price drops of “varying degrees” – between 10% and 15% for landed units, up to 25% for high-rise units and sporadically higher for urgent sales.&lt;br /&gt;&lt;br /&gt;Developers need to get rid of unsold stock to reduce holding costs which include financing, service charges and sinking fund charges, Tan said.&lt;br /&gt;&lt;br /&gt;Prices will vary accordingly depending on location, type of housing and branding.&lt;br /&gt;&lt;br /&gt;A property consultant who declined to be named said the general drop in Klang Valley housing during the Covid-19 pandemic was between 10% and 20% depending on price and type.&lt;br /&gt;&lt;br /&gt;Property consultancy Knight Frank’s Johor director Debbie Choy said prices in the state have been fluctuating since the pandemic, particularly among high-rise units due to the oversupply.&lt;br /&gt;&lt;br /&gt;Asking prices tend to be lower when movements are restricted and rise when restrictions are relaxed, Choy said.&lt;br /&gt;&lt;br /&gt;It will take a while for the oversupply to be absorbed.&lt;br /&gt;&lt;br /&gt;Serviced apartments form the bulk of the overhang in Johor and on a national level.&lt;br /&gt;&lt;br /&gt;Choy anticipates transaction volumes to rise when borders reopen. “Improved volume of transaction, however, does not indicate a flood of sellers,” she said.&lt;br /&gt;&lt;br /&gt;KGV’s head of research Tan Wee Tiam said vaccination gives hope but when the pandemic will be under control remains uncertain.&lt;br /&gt;&lt;br /&gt;People will need a roof over their heads, but with the high jobless rates, they may opt to rent instead, Wee Tiam said.&lt;br /&gt;&lt;br /&gt;The latest jobless rate for May was at 4.5%, affecting 728,000, dropping marginally from 4.6% in April 2021, the statistics department has reported.&lt;br /&gt;&lt;br /&gt;Buying completed unsold units may also be “safer” than buying off-plan due to the on-off restricted movements which may affect delivery dates, or a cash crunch that may result in the projects being abandoned.&lt;br /&gt;&lt;br /&gt;For decades, Malaysians have been weaned on the belief that property prices can only go up. I am pretty happy here, pretty much due to below pros -&lt;br /&gt;1) In KL - 5 min drive from my place&lt;br /&gt;2) Getting decent increments in the past two years - around 15% (not promotion)&lt;br /&gt;3) Flexible time - i work in projects&lt;br /&gt;4) MOST IMPORTANTLY - I aspire to go to this bank&amp;#39;s SG Hub, and my boss has VERBALLY agreed to transfer me there, however, don&amp;#39;t know when due to COVID (international business being banned) and year end (hiring/movement freeze).&lt;br /&gt;&lt;br /&gt;Recently, I have gotten a job offer from an MNC company in Cyberjaya.             <description>Hi all, &lt;br /&gt;&lt;br /&gt;let&amp;#39;s discuss about some of the dilemma i had recently.&lt;br /&gt;&lt;br /&gt;Currently, I am working for a MNC bank in KL.  Here are the pros&lt;br /&gt;1. Awesome colleagues&lt;br /&gt;2. Work sometimes sucks, but still alright &lt;br /&gt;3. 20 days AL&lt;br /&gt;4. great medical benefits (overs wife and son)&lt;br /&gt;&lt;br /&gt;Cons&lt;br /&gt;1. Lack of career progression&lt;br /&gt;&lt;br /&gt;Recently, a recruiter contacted me about a role in a small consulting firm, which is headquartered in Australia.&lt;br /&gt;The team in KL is quite new, but they are expanding.  Currently they have less than 10 staff, but the manager said they will be expanding to more than 20 by end of the year.&lt;br /&gt;&lt;br /&gt;After a couple rounds of interview, they have offered me the job with a 10% salary increment, but medical is not as good.&lt;br /&gt;&lt;br /&gt;Pros&lt;br /&gt;1. Become a pioneer &lt;br /&gt;2. Decent career progression (i guess) if the company grows.&lt;br /&gt;3. Job seems exciting, consulting role&lt;br /&gt;&lt;br /&gt;Cons&lt;br /&gt;1. Medical is not as good, and my wife will be giving birth soon, so I wish it will cover more.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If you were me, would you take the job?</description>

My target locations are Australia and New Zealand.  I think NZ would be a great place for me to settle down due to the lifestyle there.  (PS. I have not actually been there, but I heard of the laid back lifestyle of fellow New Zealand-ers.  &lt;br /&gt;&lt;br /&gt;For people working and residing in NZ, can you share some tips on how the immigration process works, such as getting a job and VISA there? Since I was young, I loved playing video games.&lt;br /&gt;My favorite games include FF7, FF8, FF9, DA2, and other RPGs.&lt;br /&gt;&lt;br /&gt;I am a graduate from IT, and has dabbled in games development for a while now. I learn all the game development skills online from youtube, Buzz3D and others. Due to work commitments, I have recently stopped doing games, but I would love to start back.&lt;br /&gt;&lt;br /&gt;I would really love to find a few people who has the same interest, determination and passion to co-develop a simple RPG (turn-based battle system such as FF7). We can learn together and really have fun doing this during our free time. &lt;br /&gt;&lt;br /&gt;Now, I know game development is one of the hardest things to do. In fact, there are a few times which I got stuck for a whole day just to find one mistake in a code. But that never dampen my spirits to really create a game. However, creating a RPG game is not a one man task. So before you say something like &amp;quot;learn programming first lah&amp;quot;, &amp;quot;no experience, how to create game?&amp;quot; or &amp;quot;go to game design course first lah&amp;quot;, remember, you are your biggest enemy, and you will be the one who will ultimately prevent yourself from reaching your dream.&lt;br /&gt;&lt;br /&gt;For fellow aspiring game developers out there, do PM me and we can get together and discuss.             <title>Need Advice on Jobs</title>

            <description>I am a fresh graduate (December 2012) and currently working at BASF Shared Services in KL. I have been working for 4 months.&lt;br /&gt;Due to department transfer, they gave me a rm1k increment. My current job title is Project Coordinator.&lt;br /&gt;The working environment here is great and my manager is awesome. I love every minute here. I think they will be able to provide training for me as well when I am a confirmed staff (still under probation).&lt;br /&gt;&lt;br /&gt;However, I have just got another job offer from Oracle as a Graduate Trainee. It is a permanent employment despite its title and I will be converted into Associate Consultant after 10 months. The salary given is RM800 less than what BASF offered. However, I am quite interested in this position as there are only 7 Malaysians chosen and a lot of trainings with certifications provided by Oracle, which may help me greatly in my future career.&lt;br /&gt;&lt;br /&gt;My long term goal is to migrate overseas and I felt both of these two jobs provide me with the career growth that I am looking for. However, in my opinion, Oracle consultant are highly in demand and working in Oracle might provide me with a better chance to achieve my long term goal.&lt;br /&gt;&lt;br /&gt;Would greatly appreciate for any feedback or opinions from all the great sifus out there.&lt;br /&gt;Thanks in advance &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;</description>
