Hi guys,

Thinking of getting this amazing game, have some basic questions on mind, read through some basic guides but didn't found my answer

1. Deluxe version versus normal version, i saw some of the in-game content for deluxe version, may i know what are these extra goodies? are they combat good or cosmetic purposes item?
2. Is this game pay to win? saw some item in cash shop but not sure what the items does.

Happy new year guys

i am planning to do these on my new house at PJ, wondering if i need to talk to MBPJ?

1. plaster ceiling
2. grilling windows n sliding door
3. electric wiring (additional socket here n there)
4. awning
5. backyard got a small grass n mud compound, gotta put tiles n cement on it.
6. no hacking/extensions of original structual, not tearing down anything.

all are small works and no major changes, do i need to apply any permits?

I am going to buy a laptop, graphic card died by lightning strike

My question is, will this laptop spec good enough for me to play RoS smoothly, in multiplayer game? (side note, i do play Starcraft 2 too, will the spec ok for SC2 smooth play?)

I am buying a subsale and trying to figure out all the legal/admin/processing fees needed. Please point out if my statement/understanding is not correct:

1. S&P :
a. Stamp duty - follow tier, 1% for first 100k, 2% for the next 400k, and 3% on the rest.
b. Legal fee - follow tier, 1% for first 150k, 0.7% for the rest (This is negotiable, can discount up to 30-40%)

2. Loan agreement:
a. Stamp duty - fixed rate of 0.5% of your loan amount.
b. Legal fee - Not sure how much for this, but if you appoint lawyer to do item 1.b. together easier to get discount. (Can someone help on the price of this?)

3. Bank fees:
a. Valuation fee - RM1300 - RM1000, can discount up to 20%.
b. admin fee - rm200, this can be waived sometime and only applicable to some banks.

4. Downpayment: 10% or more, needless to say.

Now I need your professional advices/comment, please comment if any of my understanding is wrong, your help is much appreciated

Just wondering what MP are you guys farming? please leave your farming MP, act, route, duration per game, charc profile and your comment

i'll start with mine:
MP8
act 1: festering wood, crypts, weeping hollow, field of mystery, halls of agony.
it takes about 40-45 mins per game, yield 10 DE and usually 2 legendaries.

Bad after sales service by developer

So not every developers have good after sales service. Personally having some unpleasant experience with developer's customer service, here is my story:

Was calling to the developer office to ask regarding the transfer of land title (it's been 3-4 years and no news on the transfer of title), and the lady over the phone just trying to botch me and ask me to call back another week as the respective department do not always come to office, she need to wait until they are here only can check for me. So i call after a week, she said the same thing but this time she ask for my number so that she could call me back. Few days later i called again, she replied "Hello MR, i said i would call u back, told u the department is not in office so i have to wait, dun worry i'll call u back", before i want to reply and she just hang up the phone.

Frustrated, any advice for me so that this lady can take my question seriously?

Leasehold title still under developer

Hi all,

Eying on some property around damansara jaya, the main concern with the property is the remaining leasehold tenure of 60+ years, although the property just 5-6 years old, due to developer did not renew the tenure when launching the property. Called up the developer, developer said that they are in the process of renewal of the leasehold tenure and will give out the leasehold title end of this year. When i request for any document/official statement as proof, they say that they don't give such statement to public, but lawyer can check with land office and lawyers will know they are doing the renewal and transferring of title soon.

So my question here, is it a must for developer to renew the leasehold tenure before transferring title? i feel suspicious as renewal of tenure won't be cheap and developers won't want to do it just for good sake, is there any law binding to force developer must renew the tenure?

PS: for those who know which developer i m talking about, its OCR. Are they telling the same thing every year? or they are really processing and expecting result at end of this year...?

Renewal of Leasehold property

Hi guys,

I am considering buying a property at PJ which is lease hold left about 70+ years. Done some google and found this news:

so it doubts me that this 1,000 to renew the lease hold is it only applicable for PJ old town? anyone have some insights on this issue mind to share some info?

Good day,

So today i went to see a property at PJ, damansara jaya area townhouse. All are good except:
1. Owner said still haven't got the title, owner mentioned it is on progress, her lawyer is doing and already 3 months. This actually troubles me as the land is actually lease hold and the developer is a bit of *cough cough*. So my worries is on the title transfer part. Are there any real impacts if i don't care much on the title and go for it? and usually how long it takes to transfer the title to owner's name?

2. Right outside the unit is an empty land, which going to build a mosque. The construction started 9 months ago, but stopped for few months already. Right now the empty land got no machines and building materials but just having a few pillars that already piled, seems like an abandoned project on first sight. So how do I check the status of the project? what are the impact if the mosque get completed like 2 years down the road?

Actually i m not the first time buyer on this shop, was satisfy with the service and pricing of the shop so i coming back for business on this shop. So i had pre-ordered a game and made payment using online transfer, from my OCBC to his Maybank on 16th of May.

Until now, the shop keep saying that they never receive my payment and i had called to OCBC and confirmed that the payment actually went through.

Well, what should i do now? what body to complaint to or what further checking should i do? should i still wait?
