Question and renovation permit for MBSA

I am in the process of getting mu subsale vacant house renovated. There will no external renovation, only internal. Therr will be some layout changes including tearing down a few walls and building a few walls internally.
My ID suggested to get renovation permit from MBSA and has suggested a firm to assist with the new layout drawings and submission to MBSA for renovation permit. The firm has asked for documents including CCC.

My question is, would i require to get permit since no external renovation nor amy external extension.
Secondly, I did not get any CCC from the buyer and when I asked him for CCC, he said he didnt get it from the developer. Do I really need CCC from developer to submit CCC to developer?

Currently I am subscribing Njoi Now using my Ipad. When I connect my Ipad to the TV, I am getting black box all around. Maybe Ipad is capped at 720p?

I am looking into being able to watch Njoi now in 1080i at least? Is this even possible?

Anyone using any android box, or any other device able to watch it on 1080i with good picture quality?

I am looking to replace my current tyres which are Pirelli Cinturato P7 which are running on 225/45/18 fronts and 255/40/18 rears.

I am looking for good grip tyres in the dry and wet. Not fussed about RFT or non-RFT.

Budget wise around RM4k mark?

Help me get higher speeds

Firstly let me list my current hardware:

Asus RT-AC68U router
Aztech Smart Link Homeplug V2 1200Mbps
TP-Link Archer T4U AC1300 USB Adapter
Laptop with Gigabit Ethernet and Wireless-N

I recently installed 300Mb broadband from Time. Speeds using my phone and Ipad can reach maximum speed. However, the issue is when I try to connect to my laptop. I cannot get anywhere near that speed. Using the homeplug, I am gettting around 120Mbps to 150Mbps. When I connect using the USB adapter I am getting around 80Mbps to 110Mbps (using 5ghz band). I am thinking of getting a wifi extender, but I am told that wifi extender will half the speed. There is no way I can connect a cable direct from my router to the laptop.

Any suggestion on how to get close to full speed when I am using my laptop?

FYI, the router is in the corner of my living room while my laptop is in the 2nd bedroom.

Looking for a new pc

I am looking to get a pc (inclusive of monitor) for mainly to have it on 24/7 to use with teamviewer. Also will be using it for downloading, streaming and watching movies (1080p files). Something that would last me at least 3-4 years. Maybe spend RM3-4k?

Build Up Calculation

I am wondering how developer calculate build up for a property? Do they take into account porch area, belcony, etc? Based on the layout on developer's brochure, I calculated less sq feet than advertise. This doesnt include porch area and some portion of the balcony.

Home Building Insurance

I recently took VP of my property. However, I do not plan to move in for another year or so. I wanted to take home building insurance to cover the usual stuff such as fire, lightning etc. I called Etiqa and was told that I cannot take insurance until I moved in and even then if I leave the house vacant for more than 90 days, the insurance becomes null and void.
My question is this true? So I am at risk of not insuring my house until I move in? Is there any other insurance company that I can insurance now and is takaful compliant?

I would need the full setup, including monitor, casing, speakers etc. Would prefer to go I7 for future proofing and get one of the best graphic card around. Delivery of VP

Hello everyone. I finally received the letter of Delivery of Vacant Posession dated 12 November 2015 from my developer. This is my first property so I have a few questions regarding VP.

1. It states VP date is 2 November 2015 and Defect Liability Period ends 1 November 2017. Can developer states VP date 2 November 2015 when they only sent the letter dated 12 November 2015?

2. 10 November 2015 I went to have a look at the house. Of course, only from the outside. I could see marks they made to fix the imperfections in the house which still have not been fixed. Can they issue VP when the house still require fixing/repairs from developer?

3. There is this clause in the VP letter:

Please also take note that you shall deemed to have taken possession of the property (whether or not you actually have possession of the same) upon expiry of fourteen (14) days from the date hereof where after we shall not be liable for damages and losses to the property and/or to the fixtures and fitting therein.

Does this mean that 14 days after 12 November 2015, the developer are not liable for any defects, damages and missing fixtures and fittings?

4. The remainder owed to the developer is 20%. The last 5% is forwarded to the developer's solicitor. Will the last 5% will be paid automatically to the developer after 8 months and 24 months of VP as per the SNP? Let's say the developer doesn't perform all the defect liability, there is no stopping the last 5% payment?

5. Developer has apparently paid deposit for water and electric which they are asking us to pay before VP. Will I get a receipt from Syabas and TNB for the deposit? Also the deposit for TNB is RM1,210. Is this normal?

Currently I am using Asus RT-AC68U as my Unifi router. I subscribe to VPN and have the settings set up in the router. My issue is I kept having to switched on the VPN whenever I want to use and switching it off when I am done. I prefer to download not using the VPN.
Here is what I plan to do. Buy another router and use my existing router as a router extender. Am I able to set it up such as my new router is without VPN and my existing router always have VPN on even though it's just a range extender?

Progress payment from developer

Can developer sent progress payment if the SNP have been signed but not stamped and the property has not been transfered to my name (freehold property)?

What are the requirement for developer to start sending progress payment? It states that I have 21 days to make payment or incur interests.

Loud noise from pipes

I live in a condo and recently when I use the pipes in the sink or when I flush my toilet there is a loud screeching sound coming from the pipes. If I am not using the water no noise. Water pressure is good.

Anyone have any idea why this happened and how to fix it?
