Documents to collect after transaction completed

Hi all sifu,

I want to ask what are the documents to collect from lawyer once a sub-sale condo, leasehold, transaction is completed? I've asked in Dario's thread but he asked me to look at earlier post, I've tried to find but I couldn't found any. I emailed and called my lawyer twice but I get no response, because she's sucks. Does someone has any checklist for this?

Regards,
Wayne

Plaster Ceiling L-Box questions

Hi all sifu,

Any sifu here answer my questions based on the image below? I've a 13-14inch beam from ceiling, so I want to even out my L-Box same level with the beam, but the contractor says too low the T5 wont be able to light to the ceiling, hence, will cause the room not bright enough. Any idea?

[attachmentid=2857006]

Subsale house with old furniture

Hi all,

I recently bought a subsale condominium, with lot of old furniture and electrical items, most of these furniture are in good condition but I don't intend to use. Need advice and suggestion, how to get rid of it? If I sell it, are there any shop that buy 2nd hand furniture and electrical items? If I throw all, it'll be a waste and also I need to pay some money to get someone with lorry. If I give to charity, I don't know whether they will help me to get rid of those broken items or not. What is the best solution?

Furniture that I want to get rid of are:

1) 3 wardrobes
2) 3 side tables
3) 1 sofa (2+3 seaters)
4) 1 queen size mattress
5) 2 bed frames (queen size and single size)
6) 1 tv bench
7) 2 book shelves
8) 1 room divider
9) 1 glass coffee table

Electrical items that I want to get rid of are:
1) 1 29 inch tv (Sony)
2) 1 rice cooker (Philips)
3) 1 electric kettle (Pensonic)
4) 1 gas hob (Bluesky)
5) 1 mini microwave (Sharp)
6) 3 airconds (2 Fujitsu and 1 National)
7) 2 water heater (Alpha)

Broken items:
1) 1 bed frame (queen size)
2) 1 oven
3) 1 shoe rack

I know some of them can use to trade in/sell with small values like tv, air conds, water heaters, etc. But most of the old furniture has no value. Beside tv, air conds, water heaters, etc that I can keep for trade in/sell in small value, others I want to get rid in 1 shot. Could you all please advise what are the possible way?

Regards.

MOT Process enquiry

Hi People,

So, the story goes like this. I bought a house, paid the booking fees at Oct 2010, signed the s&p at Dec 2010.

During the viewing/pay booking fees, property agent told me that, oh the current owner is already processing the 1st MOT. So, it would takes approximately 6 - 8 months to finally complete the 2 MOTs (3 months for 1st MOT, developer to current owner; another 3 months for 2nd MOT, current owner to me, 2 months buffer period). By the time i would get the key at around June/July.

During signing the s&p, my lawyer told me that, oh 6 - 8 months that agent told u probably fast and smooth MOT process, but expect a 12 months. Ok fine. I can accept it. At this stage, lawyer is fully paid for their's PROFESSIONAL FEES, only stamp duty not paid.

Recently, as recent as in this week, i called my lawyer to ask for status, my lawyer told me that, oh the developer already signed the i-don't-know-what-papers, i-don't-who gonna do what-kind-of presentation, and the Land Office i-don't-know-gonna-do-what, so start from now, it's gonna take 6 - 12 months for the 1st MOT done. Well, at this point i was like WTF? I've already waited like 6 months, now only start 1st MOT, and its gonna take 6 - 12 months? And then what? 2nd MOT takes another 6 - 12 months? So in total i need to wait like 2 - 3 years to get a SUBSALE HOUSE KEY?

Here are my questions, i hope somebody can advice me/share some info with me:

1) Why is this MOT take so long? What actually are the steps? All i heard were, developer have to sign docs, don't know what presentation, and then what SA consent, and then the Land Office, and then 6 - 12 months. Can somebody provide some details here?
2) Yes, what is this SA consent?
3) Why does some subsale takes only 3 - 6 months after s&p signed to get the key?
4) What i can do to speed things up?

Please, somebody please advice me/share some info with me, i feels that every other parties (my lawyer, property agent) doing nothing or my case in low priority after they are fully paid. Leave me in the dark and know nothing, all they say is wait, wait and wait.

Regards.

Strata Title concern.

hi,

im a first time house buyer, i made a booking for a condo unit, appointed a law firm to prepare the s&p agreement. the strata title for the condo unit is out, but still under the developer name. so now the current owner is in the process of transferring the strata title to her own name. my lawyer informed me that it'll takes around 6 months for the process. after that the condo unit will be in VP, and by then i can get the key. so my concern here is, the lawyer told me i can get the key 1st even though the strata title is not under my name, is this true? and my lawyer told me that i can move in while doing the transfer of strata title from current owner's name to my name, so is there any issue here? any consequences, cost i need to bear?

regards
