Advice need on MOT

I bought landed property semi-d on last year jul'12. The house is expected to be completed by next year apr'14. My lawyer recently call me to sign for transfer name under MOT since the individual title is out. The stamp duty is about rm15k and due date is on feb'14. I need some of advice :-

1) As I do plan to sell the semi d once it completed, can I request the developer to transfer to my buyer directly?
2) If the answer to above is no, any penalty if I do not sign and pay the stamp duty on due date?
3) Beside the penalty mentioned above, any other cons if I do not sign the MOT?

Ventilation for toilet and room

I am doing renovation for my house now. My house toilet is just at the middle qnd to install ventilation for it to suck the smell. Should I install exhausrt fan or airegard?

Natural light on concrete slab

There is yard in 5' x 10' with concrete slab at middle corner of my intermediate DSL house and is very dark. Any sifu can teach how to make natural light? I am thinking to put the skylight in 2' x 6' on the concrete slab. Does it help?

Deposit forfeited by developer

I have some question on the legal issue.

The scenario is :
10% deposit paid to developer and snp is signed

Second progress of 10% is billed and will be due on next monday (in snp state that if purcahser fails to pay any progress billing in excess of 28 days after due day, developer can terminate the agreement and forfeited the deposit subject to 14 days notice in writing by AR to treat this agreement as having been repudiated by purchaser unless such default is rectified before expiration of the said notice)

Loan for 90% only approved by today

The question is:

1) can developer forfeited the 10% deposit if the loan is not able to release within 28 days after the due date or after the expiration of 14 day notice
2) can the purchaser pay the progress billing first if the bank fail to release within required time to avoid the deposit forfeited by developer
3) if the scenario is as 2) above, can later the developer refund to purchaser after the drawdown from bank to developer
4) what can the purchaser do if developer fail to refund after drawdown from bank

Appreciate if any expert can advice.

My boss will provide the company car.......I have 2 car to choose in which I very hard to make decision between Sonata and K5

Exterior : both on par.......this is most difficult part.....but in term of color, Sonata offer 4 color and K5 only 3 color....

Interior : Sonata slightly win

Feature : K5 have more feature........Like dua air con.....reverse camera......infinity 6 speaker........
Sonata do offer gps with higher price Aby Rm3000.....auto sensor

Safety : Kia win with 6 airbag

Performance : need feedback from existing owner

Can Co-Borrower Name Changed to Single Borrower

My cousin bought a house here but he is working overseas. He lend money from Ocbc and the bank need at least one borrower staying in Malaysia. Since he is my cousin, I help him by allowing my name as co-borrower. The SNP and land title is all under his name. Before this, I already have one existing loan for my house.

Currently I looking to buy one house and to get 90 percent loan. But since BNM impose 70 percent maximum loan for 3rd property, I not able to get 90 percent loan.

Can I remove my name from loan for my cousin house?

Can i install MS office on ipad and how much is the cost? Which storage size is better? (16GB, 32GB or 64GB？)
