Hi guys,
I have a house which is not being occupied. Since it's not being occupied, the grass tends to grow. Recently I got a bill from MBPJ stating that I owe them RM2k for grass cutting! the thing is, there is a vacant land next to my house, and the grass there is even longer and MBPJ doesn't even cut it!

My question is, does MPBJ have the right to enter my house without my permission???

Thanks guys

Converting a single storey to double storey

Hi guys,
I purchased a single story semi-d house a couple of years back. I was thinking of converting it to double story as the current built up is very small (about 900 sq feet). The land area is about 3000 sq feet, so I am planning to extend it to about 1300 sq feet. So the total built up should be around 2600 sq feet.

Just in case here is the specs:-
1)Total built-up 2600 sq feet (2 floors)
2)4 rooms & bathrooms

I just need a rough estimation to tear the down the current structure and rebuild the 2 storey house. Doesn't have to include the fixtures. And if you have any contractor you can recommend, I would really appreciate it.

hi guys,
I am looking to purchase a used pc. there is one which I am about to pull the trigger. the problem is the seller doesn't have the receipt. its a relatively new pc (clone, seller assemble himself) so all of the parts still have warranty.

the thing is, how does the manufacturer knows if the warranty is valid if they don't know when the part is sold? I am told that the warranty starts upon the manufacturing date. is that true?

Very bad experience with these 2 contractors

Hi guys,
I just wanted to share my horrible experience dealing with these 2 unethical contractors. Hopefully it will stop others from making the same mistake I did.

I started renovating my house in Oct 2013. It was a very extensive renovation, had to change the roof and hack quite a lot of stuff. The main contractor was a guy called Sidi from Chef House Resources. Since I was busy with work, I let this guy handle everything. Initially everything was fine. At one part I even treated him like a friend. He did some mistakes, the major one was breaking a beam, but even though it was his fault I still paid for it. Anyhow things started to get ugly in February. While he was skim coating the walls, he discovered that there was a nasty leak coming from both sides of my neighbours house. Since the leak was quite bad, he had to stop painting. At that point, he got another project, and from that day onwards, he rarely came to my house to check on things.

Since he didn't know how to fix the leak, he got another contractor (Duragard Sdn Bhd) to fix it. Now this contractor is one of the worst person I have ever dealt with. He charged me RM2.1k, which I thought was very expensive, but since I wanted to get it done fast, I said ok. At that moment, I had already paid my main contractor most of the money, so my main con was the one dealing with the Duragard guy. This fellow will never come check when its raining. After he do his work, he will claim that the problem is fixed. But when raining its still leaking!!! This went on for 2 months. The last time he came was one month ago. He checked the roof and did some stuff and said that the problem already fix. I told him to come and check when its raining. I even gave him a key. Last week when it was raining, I went to my house, and it was still leaking!!!!! This guy never even check!!!! I found from my main con that he refuse to do anything until full payment is made (RM500). The Duragard contractor wanted me to bank in the money to his account. At that time, I had already paid most of it to my contractor. but since I wanted to get it over with, I told him that I will meet up with him and once he has finish patching up the leak I will pay him immediately. Bare in mind that this a$$hole was delaying me bcos of RM500!

So yesterday I messaged my contractor and told him that I wanted to meet up with him today, bcos the Duragard guy will also be there. I wanted him to make sure that there is no more leak, and since it is his contact, he also need to take responsibility. He didn't reply my message and when I called him up a few times, he messaged me back, saying that he didn't want to do my work anymore and ask me to find another contractor to finish up the work. Naturally I was quite upset, I was only asking him to be there to make sure that there was no more leaking, a job which would only take a few hours. After going back and forth via whatsapp, I decided to ask him to pass back all my house keys to me. He refused to even meet up with me or even pick up my phone. I am worried about the keys to my folding door, bcos the lockset is quite expensive. I told him that if he refuses, I will make a police report the next morning. Until today I got no response from him and he even stopped responding via whatsapp. The Duragard guy also didn't turn up and he didn't even have the decency to call me up. And even blocked my number!

I have already made a police report(worried that anything goes missing) and will also be filing a case in consumer tribunal.

I am posting up their contact details so that in future, if anyone search for their particulars (I did it before hiring them) it will turn up on google:-

Main Contractor:
Sidi (chef House Resources)
016-6902447

Sub Contractor (so called specialist in fixing leaks! )
Chew (Duragard Sdn Bhd) http://www.duragard.com.my/
016-212 6823

Worker
Kang (another useless a$$hole!)
016-212 5823

hi guys,
I am quite new to ebay, so pls bear with me. i was talking to a seller on ebay. i felt the item was a bit expensive so i asked him if the price is negotiable. he gave me slightly lower price and since i didn't want to waste time, i agreed. he asked me to make him an offer on ebay and I did. I was having some issues with my paypal account (linking it to my credit card) so i was preoccupied. I just sorted it out today morning and i made payment immediately (he sent me a request for payment via paypal). After that he sent me a couple of pictures of the item being packed and also the courier slip. when i checked on ebay, he declined my offer. should i be worried?

Replacing Roof of Old House

Hi guys,
I am in serious need of help. I am currently renovating an old house which i purchased recently. Initially I thought that I only have to change the roof tiles, but upon further investigation, the structure of the roof which is made of wood is infested with termites. I don't want this to be an issue in the future so as advised by my contractor, I decided to change to aluminium. However I am a bit worried that he might be overcharging me. Listed below is what he quoted me:-

1)supply & install steel structure, cement board, cover for roof joint,etc:RM14380

2)Roof tiles (GCI clay): RM6640 (RM3.60 per tile)

3)Demolish & install roof: RM4500

Roof size is about 55 feet x 25 feet.

Any help/advice would be greatly appreciated.

BTW is it advisable to increase the roof height? one contractor is spoke said that its better to increase the height.

Hi guys,
I am looking for granite for my kitchen top. I came across a granite which i really like. However according to the sales person, its a man made granite (made in china). I am a bit skeptical about the quality. Has anyone here used it before? Thanks in advance

Hi guys,
I am looking for any halfcut shop which specializes in korean cars. I heard that there is one behind the old subang airport. Unfortunately no names were mentioned. I might be coming down to KL next week, so I would really appreciate it if someone could point me to the right direction.
