I need advice from renovation sifus here

Hi guys.. I have been lurking in this area for quite some time. Actually my wife and i are planning to do some renovation to our house. It's a double storeys terrace located at Penang Mainland, specifically at Sg. Bakap. Since this is our first home ever so a lot of thing should be consider before we doing the renovation. I have been reading about renovation done by our member here. And impress with knowledge and experiences which basically i do not have.

So if its okay i need some help and comment from all of you on the renovation that i’m planning to do. I’m really appreciate it if you guys might come out with estimation figure on the cost based on the design attached. These design made by me in referral to design on the internet and some in here also.

My house built up area is approximately around 2000sqft for both levels [22’ x 45’ per level]. Here are the lists [kindly refer to attached images for the area of construction:

1) To install awning on both level [ app. 400-500 sqft]
2) To remove existing pillar for gate and extend to the end. To install bi fold gate.
3) To remove existing ms baluster at the balcony and replace with full brickwork [child safety issue].
4) To install heavy duty tiles at porch area [app 20’ x 22’]
5) To install custom made tv cabinet with feature wall [material yet to be determined]
6) To install custom made feature cabinet [ to ceiling height]
7) To construct store area under staircase [might go for thick board or dry wall]
8) To remove existing ms baluster railing and change to 12mm thk tampered glass with wood handrail [child safety issue on current railing]
9) To construct low and high cabinet at kitchen area with solid counter top.
10) To install custom made dresser with cabinet [may be omitted due budget limit]
11) To extend another 3’ x 22’ to be washing area [with for tiles and wall tiles up to 6’ height]
12) To install plaster ceiling at ground floor [1000 sqft included L type ceiling at living area and dining area.
13) To install custom side table with working table at master bedroom [might be omitted due to budget limit]
14) To install custom made dresser with cabinet [may be omitted due budget limit]
15) To install custom wardrobe to ceiling height
16) To replace existing wash basin with counter top + basin and to install tampered glass for shower area.
17) Refer to item 8
18) To install custom made dresser with cabinet [may be omitted due budget limit]
19) To install custom made dresser with cabinet [may be omitted due budget limit]
20) To install 1x1 tiles at balcony area [app 15’ x 19’]
21) To repaint & touch up the house internal & external.
22) To do additional wiring [appx. 40 nos downlight point, 7 nos ceiling fans, 3 pin socket [nos yet to be determined], might want to upgrade current db box]

By looking at the list i’m scared already. My first thought to reduce cost is all custom made cabinet & dresser to be omitted and replace with ready made. Except for the wardrobe at master bedroom & kitchen cabinet.

Hi guys..

I'm a diploma holder in architecture and currently working in an architecture firm. Have been working here about 2 years. Recently i went to a job interview and seems like i got the job offered. But its a contractor / consultancy based company. Here is some details :

Current

Company: Architecture firm
Working time: 9am-6pm
Working days: Monday-Friday
Location: Penang Island
Description: To prepare 3d animation, proposal, liaise with city council
Salary : Less than 2.5k
Benefits: Usually 1 month bonus on hari raya + 1 month bonus on Chinese new year

Offered

Company: Contractor / Consultancy
Working time: 8.30am-5.30pm
Working days: Monday-Saturday
Location: Penang Island
Description: Interpreter + Drafting
Salary : 25% increment
Benefits: Not Sure.. but 1 year contract basis and after that it depends on performance whether one will be taken as permanent / continue another 1 year contract / dismiss.

I'm sure there's some of u guys who are working 6days per week but just to hear your opinion on this.. coz i feel like having weekend off is important as its time for me to spend time with my family.. but is the increment really worth it to sacrifice 1 day of my weekend? i'm stalling the offer for now as i told them i have to think about it first.. what's ur opinion? n thanks in advance..
