Capital Allowance for Vehicle

Hi, I recently decided to purchase a vehicle through my company.

Regarding the capital allowance, for a new motor vehicle costing more than RM100,000 but less than RM150,000, the qualifying expenditure is capped at RM100,000.

I'm currently looking for a car priced below RM150,000, aiming for the qualifying expenditure of RM100,000.

I'm considering the CR-V S Spec 2024, which currently has a massive discount, bringing the price below RM150,000.

Sifu, are there any alternative cars similar to the CR-V within this price range? Please exclude Chinese brands.

Solar Panel for Landed

Hi All,

Recently I'm doing research for Solar Panel, due to surge in TNB bills. Search around the internet and not many reviews on solar panels.

What comes to my mind is:-

a) ROI 5~7 years from investment value (Says save RM300/months divided by total investment value of RM20,000). However, there is an installment plan with 0% up to 60 months. Meaning you pay for Solar Panel instead of TNB.

b) Any maintenance issues? (E.g bird nest under the solar panel, bird shit on the panel and etc)

c) Used for 10 years and decided to shift/move to a new house. How about the solar panel? Going to pay labor costs to move to a new house?

d) Warranty issues?

e) Maintenance cost?

f) String vs micro-inverter (Majority is offering micro inverter)

There is plenty of company Pathgreen, AlphaSolar, VerdantSolar, BuySolar, Sols Energy, RES, Solaroo and plenty more. Some companies come with phone apps to monitor the solar panel as well. Every company also saying their solar panel is the best

Do you mind sharing what is your experience with the company and solar panel pros and cons?

Hi all,

Can't find any trades specifically discuss on GTI MK8.

Last week been to the showroom to test the GTI MK8. Looking to upgrade nor downgrade? from my current ride (Civic FC 1.8s) as lack of driver passion/power/g-force

Told by SA that have to wait approximately 4 months and there is some rebate going.

Pros
Power-wise no doubt
Handling is quite ok but not to compare with Arteon 4motion
Speaker & sounds are not too bad even though don't have Harman Kardon 700W like Arteon

Cons
Backseats is seemed too crampy due to both front passenger seats being huge and blocking the view.
Build-up quality quite plastic
It's bumpy even in comfort mode (back passengers complain too harsh)

Can you all share the problem or concern for this model? or any other car to suggest?

Another consideration is 330i 2019 units (CBU) secondhand which is slightly more expensive compared to MK8.

Neighbours issue during Renovation

Good Evening All,

Bought an intermediate landed house (Sub-Sale Non-Strata) on early this year, starting renovation (only 1 day) before EMCO. Recently start back due too government loosen up the market.

Contractor applied CIDB, Miti and MySejahtera Qr Code (Stick on main door)
Owner (me) applied Sepang Municipal Council permit and license (Stick on main door)

My renovation include hacking existing tiles, electrical and aircond works (internal works only). Basically hacking is the main issue here.

As now market warm up, both of my neighbor's work as teacher & tuition teacher and kids also online class at home too.

Left side neighbor already settle, but the right side now ask me to stop hacking & create noise (request me no to hack at all) which is totally unacceptable. Moreover, today morning come over ask the worker stop and don't hack & he text me "you stop or I report" which is seem like threatening me (I did not reply his whatapps).

With the current situation actually both side also very selfish which is think of their own good but I'm the one suffering as I'm renting house and aim to finish ASAP to move in.

At the first place I wanted to keep the relationship good. I tried to discuss with them but they seem not friendly at all and not reasonable.

Anyone facing such situation? mind share your tough? This issue make me very stress recently dealing with this kind of neighbor issues

Is there any license or permit need to apply to prevent they sabo me?

Renovation on Landed Property during MCO 3.0

Hi all,

Purchased a landed double story at Puchong Area under MPSepang area and not guard and gated like Ecoworld.

Recently just get my key and wanted to start the renovation. Today just started to hack floor tiles and there is a problem occur.

One of the neighbor asks us to stop hacking because she is a school teacher who want to do online classes and the same goes for her children need to attend online classes.

Anyone facing such issues before? my Contractor did have a Miti letter to work.

Here is the few question wanna ask:
1) Do she have the right not to giving me to do a renovation works?
2) Recently MCO 3.0 any restriction rules that mention it?
3) Do I need to get a police surat?
4) Only renovate internally and without changes/amend on the existing structure, do I need to get a license to renovate?

Sub-sales issues during MCO

Hi Sifu,

I bought the sub-sales during December 2020. SPA and legal doc all signed and pending lawyer side.

Currently my bank did show me the information of my loan and "0" installment needed due the bank yet to release the money.

The lawyer told me that the land office closes during MCO 2.0, not sure is true or not? if open, also limited visitors to visit each day. I believe thousands of documents pending land office.

Any idea, if the MCO keeps on delay the process will have any effects to the seller or purchase? especially on the bank.

Anyone facing the same issue?

I was thinking to purchase a sub-sale double story landed inter-corner house which listing RM600,000.00 (Market value approx RM700,000.000)

Was searching around in the lowyat on the sub-sale but no thread discusses it.

I have no experience in sub-sale, previously did buy a service apartment but it's a super smooth journey to own new property.

So far I only able to find information on the internet such as:-

1) Down-payment at least 10% of the property price or more - RM60,000.00
2) MRTA (able add into loan amount approx RM10,000.00)
3) SPA Legal fees - RM5,800.00
4) SPA Stamp Duty (MoT) - RM 12,000.00
5) Loan Documentation Legal Fees - RM 4,800.00
6) Loan Documentation Stamp Duty - RM 2,400.00
7) Valuation Fees - RM 1,250.00
8) Cukai Tanah, Cukai Pintu and Fire Insurance - RM 1,000.00 (assumption)

Question:-
A) Items 2 to 7 is a calculation based on selling price or market value price?

B) Agent fees should be bear by owner or purchaser? search around which cost maximum 3% of selling price (which is a huge cost if add into purchase amount)

C) Item 4 to 6, calculated on lawyer website. Isn't accurate?

Is there anything that I not yet listed above or take note about it? Hopefully sifu can share some experience
