20x70 terrace house renovation

Hi guys,

I have a house with 20x70 land area, the build up area at only 20x55.
Currently plan to renovate the house as below:

1. Kitchen extension (Relocate current kitchen cabinet (New) to the extended area)
2. Relocate ground floor toilet to the extended area
3. Build a concrete staircase with storeroom underneath
4. Change the living hall sliding door to panel windows
5. Change the current wooden door to security door
6. Plumbing & stainless steel water tank (With pump)
7. Change all the tiles for ground floor and upper floor
7. Plaster ceiling
8. Lay tiles for car porch area
9. Autogate
10. Change the master bedroom 3 panels window to drop down window - if possible build a balcony on top of the car porch

May you guys advise the estimated budget, and recommendation of contractor.
