Tenancies - Easiest Debt Recovery?

When renting out shoplots for commercial purposes, there will always be tenants whose business will fail & there will be arrears of rent and unpaid utilities, reinstatement costs/expenses etc.

What's your experience in terms of debt recovery? Is it easier/more effective to recover from tenants who are sole proprietors/enterprise, partnerships, or sdn bhd?

Do you have better recovery if you had insisted on a personal guarantee in the case of limited partnerships and sdn bhd?

Small claims court - car hit by XYZ delivery lorry

My car was damaged by a delivery company's lorry - famous one that deliver your online shopping items.

Police reports were made by me & the lorry driver. Police keputusan issued, say lorry driver salah & fined rm300.

Workshop did due diligence - lorry confirmed reg'd under delivery company name... lorry driver no gdl lesen (that one needed to drive commercial vehicle). Workshop say that the lorry's insurance policy will not be honored by insurance company because the driver no gdl lesen. So I'm fked lah.

The repair cost is less than rm5000.

Surely, the delivery company is responsible because the lorry is confirmed their lorry. I believe it's their problem that their driver no gdl lesen & therefore their insurance policy tak laku... right? Purpose of insurance is so they dun have to bear loss. If the company is careless / neglect to ensure their driver has the proper lesen, then they should pay up because the policy tak laku their own fault...

So, can someone give me some advice if I can take this to small claims court? Thanks

PS: what kind of sneaky argument can the delivery company give to avoid responsibility / liability?

Hi, I just bought a redmi 9t online. When i rec'd the phone I found that the box was discretely opened - the plastic wrapping was cut nicely...

When I asked the seller, he said to register the warranty.

I wonder:

1. Does the seller need to open the box to register warranty? IMEI & SN can see without opening the box

2. How do i check with Mi M'sia if it is an MY set + whether warranty is reg'd in my name? Last time when I bought RN2, got a chat function on their website & I gave the CSA the IMEI

3. Any risk of someone (in this case seller) tampering with phone or instal malware?

I dunno if she is talking kok or based on diligent research. If the latter, there's always the other side of the coin to all the praises she's singing for mRNA vaccines (you can go to her FB where I found this & see yourself)

PS: Frankly I like the way she explains technical things to her readers. But I haven't done any research on the techs she wrote about. Just my layman reaction.

Crispr is a tool used by bacteria to defend against viruses.

Yah! Viruses don’t just go after people. They go after other living things including plants and animals, and bacteria!

Scientists discovered a few years ago how to use this to edit genes.

Crispr is like a kind of genetic scissors, snip snip here, snip snip there, to cut out certain parts of our genes.

Now scientists have been moving fast.

They have started trials to treat various genetic diseases.

Previously, they would take the cells and cut out the bad part of the gene, and send the “corrected” cells back into the body.

So scientists would try to cure inherited conditions like blindness, sickle cell sickness, or a kind of genetic disease which causes bad “twisted” proteins to build up to attack the heart and nerves.

The last condition described above is transthyretin anyloidosis, which cuts short life. The misfolded protein build up from the liver causes pain, numbness and heart disease.

Previously, nothing much could be done for these folks.

Over the last 5 years or so, we have gene silencing drugs to treat this condition. However, this require regular and repeated infusions.

And the last Crispr trial treatment is showing great promise.

Instead of editing the cells outside the body, the scientists marry the Crispr technology with the lipid nanoparticles.

Yah, you read right - these lipid nanoparticles or LNPs are the fatty bits which protect the mRNA to send to our cells when we vaccinate with the mRNA vaccines.

This new treatment also uses mRNA to encode one of the “scissor” bit of the Crispr. are they in already your vaccine? and in future follow-up shots?

The other bit of the Crispr treatment is a guide RNA, that guides the Crispr to the bit of the gene that makes the wrongly folded protein.

There, the mRNA scissor makes the cut and then it disappears. How brilliant! No trail

This is like the way it disappears in our bodies after telling our cells to make the Covid spike protein for mRNA vaccines.

This is also why scientists are quite interested in mRNA treatments where the mRNA bits don’t hang around, but gets broken up by enzymes in our body and cleared out. Potentially safer is how they describe it.

The cells wilk repair and rejoin the bits after the bad bit has been cut out. She doesn't tell her readers Crispr tech can insert, remove, or edit the DNA sequence

This trial only covered 6 patients with this rare but difficult and life threatening genetic disease.

3 of them got a second and higher dose. Their level of bad proteins dropped dramatically by 80-96%.

The patients reported few short term side effects too. There were no serious side effects by day 28.
These patients will be monitored for many more months to see if there are other issues which can pop up later.

One big advantage is this works, is that it can be a one time treatment, which then reduces the production of the wrongly fold protein.

This will be unlike the gene silencer drugs which need repeated and regular dosing.

Sounds like a new form of tailoring!

Looking forward to track this, as it opens the pathway for similar ways to treat other genetic diseases too.

Sinovac vaccine expiry after manufacture

I just got a jab recently. The doctor showed me the vial & I looked at the details.

There is a batch number C202105xxx which I believe is the year & mth + xxx seq batch #

There is also an expiry date yyyymmdd

I have tried googling but can't find definitive answer . Neither can I find any images of the vial back view.

If you have got your jab already & the doctor showed you the vial, can you remember & share here the period between mfr/batch date & expiry?

If you haven't got jab yet but going to, can you please remember to ask to have a look at the vial & let us know here?

Which arm do they jab? Left or Right arm?

When we got our BCG jab when we were kids, it was always the left arm.

For this covid vaccine, can it be either arm? I ask because my appt tomorrow & I have injury on my left & still hurting at the upper arm. Which means if got adverse reaction, I also can't tell the difference

House converted from residential to commercial

We understand that owners have converted the "legal" status of their houses from residential to commercial. In WP KL, was told that the application should be submitted to DBKL. If approved, the annual assessment will be increased. Thereafter, can rent out the property to commercial tenants to do business without fear

That's all I know. Now comes some questions

1. Can anyone go to DBKL & fill in some forms to DIY the process?

2. Is the conversion permanent or temporary? If temporary, can it be extended? If not extended, will the assessment go back to residential rate automatically?

3. Can the title deed be changed to reflect this new status? Should it?

Wireles CCTV viewing over Local Wireless Network?

I just had an attempted break-in the other day. Never got round to researching CCTV systems before but fortunately have old school alarm system with vibration & contact sensors. The burglar(s) unwound my green chain link fence & proceed to try to "disarm" a sensor at a door - opened my vibration sensor & disconnect the wires, which triggered the alarm

Got me thinking about getting a camera or cameras which I can view live on a PC in my room. Let's say I don't wanna see what goes on when I'm out of the house - just when I'm in at night. LOL if there's an intruder, I just want to stay in my room & watch on my PC. Recording would be nice.

Is this is possible without going over the internet? What's available out there in the market? What components do i need?

Btw, I'm also thinking about installing motion sensors in the garden that (1) switches on lights and (2) sets off a chime in my room when triggered. Or taking that further, to get the camera to start recording when the motion sensor is triggered. Possible?

My condo management got someone to set up an online payment form to facilitate credit card payments instead of using one of the payment gateways. The full webpage code is in the spoiler above.

Can someone familiar with html / javascript explain how the info submitted is passed to the payment gateway / bank for processing? Which part(s) of the code does that?

For information, this form is implemented on our building manager's website (non-https). I myself don't dare use it because I think my CC# and CVV can be hijacked during transmission (no https) as well as captured by the building manager.

My uncle was approached by one of the convenience stores to rent a shoplot. Wondering if anyone here has experience renting to such chainstores & can kindly share their experience. How much rental do they pay in semi-prime areas? Are they good paymasters? How long contract do they require? Renovation free rental period? etc
